Owners’ comments

House built in 1971, includes 2 large bedrooms. The master bedroom is L-shaped and measures 19' x 11'5 x 16'7. It would be easy to transform it into 2 bedrooms by adding only one wall while keeping its large walk-in.

The bathroom is very large and has a separate shower as well as a vanity with 2 sinks. There is a patio door in the dining room, one also in the master bedroom, in addition to the rear exit of the kitchen. There is a closet all in cedar. The separate laundry room also offers storage.

There is an operational wood fireplace in the living room (the fireplace and chimney are sold without warranty as to their compliance with the applicable regulations as well as the requirements imposed by insurance companies). A wall-mounted heat pump is also installed in the living room.

The property is fenced and includes a detached garage (14X23) and a gazebo (10X11) as well as covered outdoor parking.

The property is close to public transportation, schools, shops, and other services and amenities. The house is built on a concrete slab, there is no basement. There are no steps to access the interior - ideal for people with reduced mobility.

Inclusions: All blinds, light fixtures, outdoor furniture, dishwasher.

Exclusions: household appliances (except for the dishwasher, which is included) and televisions.

Please note that this is a property sale without a legal warranty.

Large lot of 6,000 sq. ft., possibility to demolish and build a multi-unit building. Sector in transition, several similar properties have been demolished and replaced by new constructions.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
