The house being oriented east-west you will make the most of your days whether in summer or winter.

The neighborhood - Timberlea

This neighborhood is an "exception". Located in the northwest part of Kirkland, it is surrounded on two sides (north and west) by the forest of the Anse-à-l'Orme Nature Park, a protected territory where hiking trails and a cycle path.

To the south, Chemin-Ste-Marie, which borders the A40. There is a convenience store and the secret of Timberlea; The Tratt. There you will find wood-fired pizzas, gelato, and Deli.

A perfect place for walking and cycling. Take the route you want, you will find peaceful streets and several small, well-designed parks. The bike path is magnificent and allows you to go to Gouin Boulevard to the north, St-Charles Boulevard to the east, or to Ste-Anne-de-Bellevue to the west.

The house is on the corner of Meaney and Lanthier streets. On Lanthier, you will find a historic house La "Maison Lanthier" that you can rent for your special occasions, and "Heritage" Park. Whether you are a hockey and/or tennis fan, the park's facilities await you. Another part of the park is reserved for children. All under the cover of century-old trees.

Security

It is a neighborhood where you will walk in complete safety at all times.

There is no commerce.

There are only two entrances to access Timberlea, traffic is therefore created only by residents, we do not pass through to go elsewhere and no bypass traffic is possible.

Accessibility

By car      - in 4 minutes you drive on the A40 east or west.

                - in 10 minutes you drive on the A20 east or west.

Public transport

- in 5 minutes on foot, there is an Express bus leading to Montreal, the 425

- in 5 minutes on foot, there is a bus leading to Beaconsfield station and the Fairview Shopping Center, the 217

The House

Of the model with multiple levels in all 4. From 5 to 6 steps to go from one to the other.

Ground floor - Vestibule with entrance door (and another to the inside which forms an airlock), Kitchen, Living room with recessed lighting and dimmer, Dining room with recessed lighting, dimmer, and door opening onto the patio.

Upper Level - Bedrooms 1, 2, 3 and bathroom. A corridor serving the 4 rooms with a sliding door wardrobe at the end. Each bedroom has its own double wardrobe.

Rooms 2 and 3 have been recently renovated. Addition of LED lighting with dimmer, electronic thermostat, and efficient electric radiator.

Lower level - Family room with a window at each end. Lit by 12 recessed lights. Door to garage.

Basement level - Bedroom 4 and adjoining bathroom/laundry. Family room and water heater cabinet. All are lit by recessed lighting.

Equipment

All windows are crank-type. The front ones have crosses but not the back ones. The damaged cranks have been replaced.

All windows have a blind-type solar shade.

The garage door is Garaga brand and the Chamberlain brand door opener with RF and WiFi remote control if you download the application on your phone.

A heat pump provides air conditioning, the exchanger is located at the top of the cabinet in the upper-level corridor. The device is controlled by an RF remote control. The only intervention that has been done on this device is cleaning the exchanger.

A propane gas fireplace is located in the living room on the ground floor, it is controlled by an RF remote control.

The gas tank is on the right side of the house (rue Lanthier).

The tank is rented from the gas supplier.

The entire facility was recertified in December 2024.

The water heater has a capacity of 60 gallons and is rented from Hydro-Solution.

The back yard 

The backyard is bordered on 3 sides by a skewer fence and a cedar hedge which makes it invisible. The fourth side is by a wooden fence and 3 beautiful cedars.

The whole thing gives a very private and discreet character.

The land has been landscaped, there is an in-ground swimming pool with a diving board, a 12 x 10 shed, concrete slab sidewalks, a 5 x 5 square fountain, a decorative bench, and a bird trough. If you like birds you will be served! At least ten species will come to visit you regularly. Lilies line the pool and another flower bed is behind the diving board. A space for a small garden is set up on the right side of the patio: You can fill it with soil and sow grass there or grow your salads and cucumbers.

Note 1

Currently, the family room and the basement are occupied by a licensed daycare service that can accommodate 9 children.

You can keep it if you want to work from home and quickly get a return on your investment or repaint these rooms and restore them to their original function.

Everything is in perfect condition and can be easily modified to be even more pleasant and adapted to your needs.

Also located in the basement is a closed bedroom with a wardrobe and an adjoining bathroom laundry.

The perfect solution for a teenager.

Note 2

The fact that there is a daycare service in operation means that the cost of electricity is higher than what it should be for a single-family house of the same type under normal occupancy conditions.
