Stunning and charming ground floor divided condo with private entrance and fenced yard for exclusive use. Open concept in an old triplex converted into condos. Bright, warm, and soundproofed, the wooden beams will also charm you. 

Three-unit building with quiet, friendly, responsible, and respectful co-owners. Interesting and competitive condo fees.

Two steps away from the Promenade Masson and a 15-minute walk from the Angus Shops. Lively but not noisy, family and respectful neighborhood. Numerous grocery stores, a pharmacy around the corner, and several nice small shops nearby.

Year of construction 1923. The building was completely renovated in 2008. The roof was recently redone, in summer of 2024. 

Well connected by public transportation (27-94-67-47-25). 10 mins by bus from the orange, blue, and green line. Possibility of parking on the street without purchasing a parking vignette.

The yard has a grassy part and another with paving stone slabs. A roomy shed is located on the patio behind. The basement, where storage is possible, is also for exclusive use. 

The kitchen offers plenty of storage thanks to its spacious and numerous cabinets. A storage unit in the dining room is also very useful. 

A large walk-in closet connects the bedroom to the bathroom. The washer and dryer are located in the hallway. A large entryway closet also allows for plenty of storage.

A wall-mounted air conditioning unit is strategically located in the bedroom and is powerful enough to air condition the entire unit. 9-foot ceilings give a beautiful sense of height. 

Inclusions: light fixtures, curtains in the living room, washer, dryer, dishwasher, microwave, oven, and refrigerator (the latter purchased in 2021). All sold without warranty.
