Amazing deal!
Easy to rent location, close to Loblaws, Du College metro, Vanier College, bus stop, easy access to Highway 40.
Very bright, renovated in 2011 and 2012 (both apartments), very well rented - both leases are until June 30, 2014. Total yearly rent - $24,540 ($1,075 for the ground floor and $970 for the second floor), the tenants pay the heating - electrical. Low taxes (under $2,500), very attractive investment!
The building is 1922, very solid construction. Each apartment is 1000 sq feet, has 3 bedrooms (one large and 2 smaller), large eat-in kitchen, living and dining room, small office and a sun room. Electric heating is paid by tenants, washer/dryer/dishwasher installations. Driveway for 3 cars, lower apartment has a deck, small yard and access to a large unfinished basement (6 feet height).
