I am offering a big, beautiful, well divided condo in a prime location of Montreal at the corner of Rene-Levesque and St-Mathieu.
The condo is renovated. New tiles in the entrance hall, in the corridor in the kitchen (floor and walls), bathroom (floor and walls) in the laundry room / den. 7 different types of tiles were used. New floor. New quartz counter-tops in the kitchen and in the bathroom. New toilet, repainted bathtub; new faucet, fixture and shower-head and hand railing and curtain railing and a new curtain in the bathtub; new sinks and new faucets in the bathroom and in the kitchen. New railing in the kitchen. New lighting fixtures in the entrance hall, in the corridor, in the main room, in the laundry room / den, in the kitchen, in the bathroom. New electrical outlet covers, new shaver outlet in the bathroom, new fan in the bathroom, cleaned and fixed wall air conditioner, new electric baseboards in the main room and in the bedroom, new thermostats, new paint all over the condo (6 different paint colors), new wall mural, new baseboards, new hanging ceiling in the bathroom / den, new mosquito screens, new handles. Italian washer / dryer (two in one); also washers and dryers on three floors in the building are available. 6 new different roller shades (5 of them with 3D printed pictures), new curtains fixture and new curtains. New stove, recent fridge, recent water tank, new microwave.
The condo is 3 ½ but has a big laundry room which we designed to be used as working / office space and as the laundry room at the same time. It accommodates, washer / dryer (two in one); huge desk, desk chair, chest drawer, two cabinets, one built in wardrobe with tablets, and one small built-in unit. So, this room might count for a separate room and condo might be considered as 4 ½. The total area of the condo is 872 square feet (81 square meters).
Big main room is divided in two areas: living area and relaxing area.
Big bedroom easily accommodates two single beds, three chest drawers, desk, desk chair, 2 side tables, 2 storage chests and built-in wardrobe.
The entrance hall is big and has the built-in wardrobe.
The kitchen is spacious enough and looks good, especially with beautiful quartz counter-tops and unusual colorful ceramic mosaic tiles on the walls.
The bathroom is cozy and well decorated.
The condo has a big balcony.
This is unique place. This building is 5-7 minutes by foot to metro stations Guy-Concordia and Lucien l'Allier. It is on Rene-Levesque Blvd among the new constructions to the left and to the right. The price per sq foot in this building is half of the price in new constructions. So, one can buy a small apartment in a new building or much bigger apartment in this building. Monthly expenses (municipal and school taxes and condo fees (include electricity) are low for this area.
There is the student dormitory (ancient building of Soeurs Grises) across the street, so it is quiet.
The building is connected to the hotel. The hotel's restaurant and bar is on the ground floor of the building. The prices are very reasonable,. You can go for breakfast or for a cup of tea or for lunch without putting on your coat. Just take the elevator and go downstairs.
The Avis - car rental service is connected to the hotel. So, you or your guests can rent the car if needed. The underground parking is under the building. The outside parking is to the left of the building. The condo owner can rent the parking spot for a reduced price (around 120.00 CAD/month, your guests can rent parking hourly or monthly, if needed.
The lobby of the hotel is a good place to meet somebody for short discussion. There are two washrooms downstairs.
The passages connecting the hotel to the building and to the meeting rooms and to the swimming pool are beautiful. The good thing that the condo owners are using them but it is the hotel who pays all expenses to maintain them.
YMCA is only 5-7 minutes away by foot
The bus stop to the airport is 3 minutes by foot from the building.
Shared bike stand is a block away.
Ste-Catherine street is just 3-5 minutes away by foot.
The building is well maintained with 24 hours janitors on duty.
The area is in full development. Condo prices in this area are aiming for increase.
The condo is in move-in condition and is waiting for new owner.
