A hunting paradise on top of the mountain, southwest exposed, with streams, creeks, ponds and young forests, 1 1/2 hour drive from Gatineau (Otttawa).

5 km from Otter Lake, Litchfield. Land of 175 acres with mobile home 60 'X 12 ' (as is). Installation of electricity and water well.

General Description:
A hunting paradise on top of a mountain in the picturesque Otter Lake area, known for its scenic mountainous landscape and clear waters thanks to sandy soil and environmentally friendly ecosystems in that area. The famous recreation center Leslie Lake is just minutes away. You find all of your foods and daily supply from Otter Lake about 5 km from the property.

The property falls in tourist recreational zone that enables you to build your dream house on top of the mountain with a beautiful panoramic view of the mountains as close as a few kilometers and as far as dozens of kilometers away. The land is southwest exposed that brings you plenty of sun lights. With year round road access, it is only little more than 1 km from highway 301 but still you enjoy complete wildness when you enter in the property as it is completely insulated and isolated by the mountains and forests from the highway and the neighbors. On the opposite side of the access road are vast forest land and abandoned farm land owned by the owner who is living in the log house. Once you enter the property, it is your own kingdom and you enjoy a full privacy.

The land has varieties of landscape: hills, steams, creeks, small beaverponds, large ponds, cleared pasture lands at entrance, mash lands at the southeast corner and the rest covered with young and matured trees.

The south end of the property is marked by a large creek that passes through several large pounds. We never saw any human traces on the south boundary, which ends in the forests. The east boundary is fenced in the middle of forest.
