Landlord’s comments

Gorgeous & cozy house is in the heart of the wonderful Plateau Mont-Royal neighborhood. We are leaving abroad for a few months and are looking to rent it for the 4 months we are away, or for shorter periods of time. As it is our main residence, it comes fully furnished & equipped: you just need to open your luggage & fill the closets!

The ground floor is full of light, open and warm. It is a great space to listen to music, read & chill, or watch a movie on our large projection screen. If you like to cook, you should enjoy our kitchen as we share a similar passion; we have a lot of cookbooks if you are running out of ideas. The ground floor bathroom offers a shower, toilets, and a washer/dryer.

On the second floor, we have 3 large bedrooms. Currently, they are being used as a child's room (1), a guest bedroom (2), and the master bedroom which also comes with a walk-in closet (3). There is an office space with a desk etc. in each of them. Regarding sleeping accommodation, we have a mezzanine-type single bed and a sofa-bed (single as well) in bedroom #1; a sofa-bed that turns into a king bed with real mattresses in bedroom #2; and a queen bed in bedroom #3. We also have a wonderful bathroom on the 2nd floor with a shower, a freestanding bathtub as well as toilets.

The house has 2 balconies (on the 2nd floor, front & back) and a large deck outside in the backyard/garden. Although it is a quiet immediate neighborhood, it is very close to Mont Royal avenue with all its entertainment and small shops, to many cycling lanes as well as to Lafontaine Park ... and so many more.

Last but not least: we have 2 cats, that are not travelling with us. Although we have someone who will take care of them while we are away (food, litter cleaning), it is also their home. For this reason, we would not recommend our house to people with allergies, as well as people who don't particularly really like cats.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
