Free now, house with 5 bedrooms (specifically 4 bedrooms and a convertible office room), all these rooms on the floors (four to the second and one to the third), two bathrooms, a bathroom, two living rooms ( ground floor and second), three balconies, one of which is very large on the second floor (2 are under water proof), two watertight terraces also (front and back) , for sale in a resort (waterfront) and peaceful (far from busy roads) located 15 minutes from the largest shopping centers of Saguenay-Lac-Saint-Jean (Chicoutimi). On the water side (Chicoutimi River), you will find a floating dock, a boat descent and a small private sandy beach. Indeed, you have the opportunity to use this beautiful lake unknown by passersby and traffic, far from the main (hidden) way to do water activities like water skiing, kayaking, swimming, and even more. The entrance to the water from the small beach is smooth (low slope for the safety of children) and without rock. This is possibly the only place where you will find all these features (very rare), so close to Chicoutimi. I am retired from teaching and the children have left home to live their lives as a couple, but we have benefited greatly (beautiful).
On the side of the private access road to the residences of the corner, you have an asphalted parking for 5 to 7 cars. A large covered patio (rain-proof for fun and avoid deterioration) is also found, like the one on the water side. In addition to 3 balconies, you have a solarium on the second floor (water side) with its exceptional panorama. The traffic on the path is very limited since it is, in addition to a private road the width of a single car, a cul-de-sac (the house is 300m from the main road).
The living room has a ceiling 12 feet high with a glass roof (9 feet high) to fully enjoy the beautiful view of the water, the beach and the view of the children. The rest of the residence at its ceilings at 9 feet, even upstairs.
Outside storage, there is a shed on the water side used mainly for oars, fleets, fishing equipment, fridge (eg beer), etc., and a large shed / garage on the other side of the water. private road with garage door (bicycles, motorcycles, quads), not to mention additional storage in the attic of the latter. At the end of the shed, near the wooded part of the field, is a paddock used for rabbits (children's time). Your children or grandchildren will love.
The land that begins at the water's edge and ends on the Portage des Roches Nord road, 700 feet further (you will never have a neighbor in front or behind), is separated in two (lot 4416313 and lot 4416321 on 2 different tax bills for a reason I do not know) by the Way of the Buddies (possibly the reason), a paved private road ending in cul-de-sac. The water's edge is 80 feet (front).
The basement, used as storage, is 5 feet high and on half of the house only (full foot for the other half) and isolated. Considering the proximity of the water, it was not possible to make a real basement so close to the river. In addition to storage space is used for a freezer, water heater, central vacuum and sanitary water pump. For your information, the floor of the ground floor is in two levels (split level) and it is the bottom part which is in full foot (no basement). A foundation was successfully completed in 1988 to reach the freezing point, but this part occupied by the living room was filled to pour a floor (slab) of concrete above and avoid the water in a basement that would be under this part.
The house, like the majority of the Portage des Roches houses in Laterrière (about 80%), is a renovation of an old chalet. All the windows are in PVC (Polyco Jonquière) and the last 3 in wood have just been replaced during the pre-sale renovations. The roofing of the house and the shed that was soon to be redone has also been done. The year of construction is difficult to determine accurately. At the time of my purchase, the former owner had just completely renovated his chalet to convert it into a habitable house in the year (1982). At that time, part of the old cottage was to be retained as municipal bylaws prohibited complete demolition prior to reconstruction, in order to retain acquired rights. Thus, the floor had been preserved. When replacing the last 3 wooden windows during pre-sale renovations, 1982 appeared on the frame of one of the replaced windows. Then, in 1988, the house was built to build a reinforced concrete foundation and a 2x6 complete floor was added to form the ground floor. In 2003, a large room was added on the side of the road (brown block in the photos).
Several people (neighbors, relatives and friends) have made me notice that this property would be ideal for a bed and breakfast, a B & B or a family reconstituted (many children) because of its many rooms all on the floors (nobody in the basement ) and its second small sitting area also located on the second floor with the solarium and the large terrace.
The land is 50% forest (Portage des Roches Nord side). This is a great place for building huts (on the ground or in the trees) for young teens since you are at home. On each side of the house (left and right), the land is separated from those of the neighbors by a cedar hedge (about 12 feet high).
Despite its exceptionally low selling price (at the price of the municipal assessment), significant investments have been made over the last 2 years (close to $ 35,000), which should favor a higher valuation after the sale (all properties are re-evaluated in the months following the sale):
- The 2 electronic and programmable controls of the underfloor heating (under ceramic) of the kitchen, the dining room and the bathroom of the ground floor have been replaced.
- The garbage crusher, defective, has just been replaced.
- All cabinet doors in the kitchen (including drawers in the living room) are solid wood (no thermo machin or other veneers). They have just been replaced.
- The microwave also serving as a range hood has been replaced.
- The last three (3) wooden windows have been replaced by new PVC windows.

- A new paint covers more than 80% of the interior of the house.
- A completely new floating dock with cast-in-place concrete base (plans will be left if you wish to extend it).
- Upgrading of the external power line which passed over the roof for too great a distance.
- New floor covering in some rooms.
- Contract granted to the surveyor Serge Martineau to rectify an error of displacement of the limits of the ground following the cadastral reform. The Ministry accepted the correction! An up-to-date certificate of location was produced by the surveyor, in accordance with the old certificate before the cadastral reform.
Admire and feed animals like duck families in the spring. In spring 2017, two pairs of geese with 5 and 3 pups joined the duck families. Tame squirrels easily. Your children or grandchildren will be amazed. We have also seen raccoons, otters, mink, eagles, beaver (this spring), deer, etc. Do you like nature ? You will be spoiled, just 15 minutes from Chicoutimi. Do you work in the city and work with a lot of people? You will decompress immediately upon arriving home. Of course, public transit is 250 meters from the house, but if you have teenagers, prefer buying a cheap used car as soon as they turn 16, as I did with my children .
The reason for the sale is that I am now resident in Europe (Switzerland).
Do not be fooled by photos that have an exceptional rendering and that enlarge the pieces (to my advantage until the visit), often worthy of a magazine, no matter which house on the internet you will be watching (be realistic before the visit )! Do not forget to read my comments accompanying each of the photos (under these).

For example, a walk-in is easily achievable in the master bedroom (a sketch is available on the premises). Houses on the water's edge are very rare and comparisons are non-existent or too few to be comparable. On the same path (Chemin des Copains), there is another house on the edge of the water for sale (on DuProprio too), compare my offer with his and you will see for yourself. If you prefer to build, know that the last two lands on the waterfront that sold in Laterrière (in the summer of 2017), were at $ 250,000 each. At this price, we must add the construction of a path, the cost of the house and the development of the land. It is also important to point out that the majority of septic installations are no longer in conformity with Laterrière, as everywhere. So I preferred to avoid these important costs to the future buyer and make sure that he will have peace of mind for, I hope, another 30 years. This latest work will be completed in the spring of 2018.
