Jewel of Quebec's built heritage

Built in 1836, this former stone presbytery combines Norman and English architectural features. Its lines are based on those of the National House of Patriots (Richelieu). It was formerly nicknamed "the Castle of Cacouna" by the clergy

of Quebec.

It is certainly one of the most beautiful houses in Bas-Saint-Laurent.

The perfect site for a life project

Because of its size and the initial separation of the rooms, it can easily accommodate a bi- or tri-generational housing project, an inn, a cottage or a local business. It can also easily house the home AND the commercial project of the new owners. The property can have these many functions thanks to its zoning both residential and commercial. It already has two separate addresses.

Located on the summit of the rocky outcrop of Cacouna, the house enjoys sunshine on its four facades from sunrise to sunset. The gaze goes far to the east, on the highlands of Bas-Saint-Laurent, then from the dormers on the second floor, on the river and the mountains of

the Canadian Shield.

It is a splendid house, spacious, warm, bright, and steeped in history.

On the one-acre lot, there is a second two-storey building that includes a chicken coop, animal boxes, parking and a carpentry workshop. There is also: a vegetable garden where some perennials are well established (raspberries, haskap, asparagus, vines, oregano, sorrel, thyme); mature trees (maples, horse chestnuts, lilacs, crabapples, lilacs, crabapples, crabapples, crabapples, junipers, thujas); as well as several fruit trees (apple, plum, pear). Finally, the owners have planted more than 300 trees over the years and among the species are sugar maples, willows, spruces, yellow birches, pines, walnuts, walnuts, larches and a cedar hedge. The land is an oasis. The birds are numerous in all seasons. The former presbytery is also located on the path of the white geese and Canada geese. In spring and autumn, the migrants literally pass over the house before going to rest in Kiskotuk Park, which borders the

river.

Work carried out between 2017 and 2025

A

jewel of built heritage recognized by the Ministère de la Culture et des Communications (Classified heritage in 1957), the building is eligible for grant programs from the Government of Quebec. Several recent renovation projects carried out by the current owners were also 40% assumed by the Ministry:

- Dual-energy hot water heating system (cast iron radiators): addition of a new electric furnace and replacement of the oil furnace as well as the oil tank;
- Insulation of the attic (6-inch mattress of Roxul rockwool);
- Complete restoration or replacement of some 30 wood openings including the manufacture of custom made of the four entrance doors by a cabinetmaker;
- Addition of local red/white pine floors on 40% of the living area;
- Partial rejoining (30% on the four facades) of the exterior masonry;
- Development of a solarium in the rear drum;
- New 220V electrical entrance with new panel;
- Covering the secondary building with local cedar plank vertically;
- New electrical connection to the secondary building;
- New old-fashioned cedar pole fence delimiting the

land on three sides.

The Municipality of Cacouna

While the poet Émile Nelligan spent his childhood summers in Cacouna at the time when this coastal village was a popular seaside resort, Cacouna is today a lively and vibrant village: a member of the association of the most beautiful villages in Quebec (four Fleurons!) ; dynamic presence of the Wolastoqey First Nation and its numerous projects including the Putept-AWT whale observatory (World's 100 greatest places by TIME magazine in 2024); the Racines farm bakery, nominated 3 times for the Lauriers Québecois gastronomy awards; the Moqahamok bistro by Wolastoqey Chef Maxime Lizotte, etc

.

In recent years, many young families and professionals have settled there, with Rivière-du-Loup currently enjoying a situation of full employment. The proximity to the city (8 minutes) also allows access to all services and amenities.

With the Cacouna Festuary (annual multi-arts festival), the Wolastoqey Pow-wow, the Kiskotuk coastal park and the upcoming arrival of the ferry to Charlevoix (scheduled for 2030), the municipality is developing harmoniously around culture, the local economy and ecotourism.

Cacouna has a brand new leisure center and has a new CPE and a recently renovated large primary school. In the heart of the village, the former church parking lot has been transformed into a municipal park (Parc du Clocher) and the speed of the church street that borders the presbytery is now limited to 40 km/h. The school park, the illuminated skating rink, a soccer field, a brand new leisure center, a brand new leisure center, the Cercle des Fermières, the Émile-Nelligan Library (Réseau-Biblio), the family grocery store in the Desbiens et Filles village, the Familiprix pharmacy (excellent service!) , a Canada Post service office, and a Caisse Desjardins service center are just a few minutes away on foot. Also, the municipality of Cacouna is served by a very high speed internet connection

.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
