Owners’ comments
Beautiful one-and-a-half story house located in a quiet neighborhood. In the center of the village of Saint-Ulric. Several accesses to the beach less than two (2) minutes walk. Within a ten-minute walk, you have: beach, elementary school, post office, grocery store, church, municipal office, 50 and over club, launch ramp to access the St. Lawrence River, community gardens, canteen, bar, softball field, winter ice rink (ultra well maintained), two (2) parks and the white river. I have owned the house for over ten (10) years and since then I have never stopped renovating it. In 2015 the insulation of the attic, as well as the reinforcement of the structure, were done. In 2016 all the flooring on the ground floor was redone and the walls were all repainted. In 2017 the upstairs bathroom has been completely redone. In 2018 room 1 was repainted, the electric heating system has been upgraded (electronic thermostat, less energy-intensive baseboards). In 2019, the roof was changed, a garage door (ATV) was installed on the shed and the land was fenced. In 2020, half of the basement was redone on the side of the woodstove and room 2. The main staircase has been modified to move to an open area. The downstairs bathroom has been redone. The place is quiet and the neighbors are good humans. In the courtyard, the surrounding buildings allow a micro-climate almost without wind or it is good to relax in the sun on the large patio 10 x 10 or even in front of a small fire of fireplace at the place intended for this purpose (concrete slabs).
A larger city is located a 15-minute drive away and is home to a hospital, shopping malls, hotels, dentists, vet, north coast ferry, high school and college, swimming pool, coliseum, and many other interesting services.
UQAR University is about a 45-minute drive away.
