After many years of happiness, it is with sadness that I am selling my 4-season cottage located on magnificent land along a river and its waterfalls. This one is sold in an exceptional complex composed of two other contiguous lots with buildings. Located in the heart of a magnificent Beauce forest, I have been an owner since 1989. This property offers a peaceful and enchanting environment where nature is omnipresent with many deer in the area that sometimes come into the courtyard. Information on the land that is included in the sale

Field #1:

Includes the main cottage, a large two-story shed, a permanent tempo garage, and the small pump cabin near the river. This cottage has been four seasons since 2021. Just like lot #1 (main cottage) it is also on the banks of the river. Including a 10.5 x10.5 x 10.5 non-insulated summer house or shed with electricity. The sheet metal roof was redone in 2019 as well as the cedar shingle coating. Currently I am using it as a discount for all my Christmas decorations, and so I can confirm that these are included in the sale ho ho ho! On this same land you have another large metal shed (18ft x 9ft) with electricity too, this one is near the river. Hydro-Québec electricity and meters:

All buildings are supplied with electricity except one, the 8x10 PVC shed on lot #2. The electricity costs listed on the DuProprio sheet alone are $.100.1 per year. This amount includes lots #1 and #2, i.e. the main chalet and its large two-storey shed, as well as the industrial pump cabin. In addition to this same Hydro meter, land #2, which has, the isolated luxury shed (chak), and a small wooden shed, as well as the numerous outdoor lights on both lots. Since they are far away, we cannot see or hear them. Regarding the private access road, we are 6 owners who have a notarized right of way. The annual cost is $100 per year for gravel and maintenance. This private forest road is very well maintained and very well accessible, except for driving slowly, because a lot of deer cross it in all seasons. However, in winter this path is a bit different, it is well maintained, but by the Saint-Joseph-de-Beauce snowmobile club. The owner of the private road has reached an agreement with the club giving snowmobiles the right of way in the winter season under certain conditions, namely that this path, which has become a trail, would always be well maintained and well scraped. Water:

The water supply is made during the summer season from the river using an industrial pump, you have hot and cold running water at the kitchen sink, bathroom sink and toilet as well as the shower, then the two watering cans on each side of the cottage. Note that this water is not drinkable to drink, but it is safe for washing dishes, and taking a shower and of course flushing the toilet. And in warm weather, you can even swim in this beautiful river. I have been using this water since 1989 and I have never had a problem. I also have an ultraviolet lamp water purification system, they say that with it, we can drink the water, but I have never risked it, except brush my teeth with it. For drinking water, I use a bottom-loading water dispenser/cooler with 18L jugs and water bottles. In the winter season only, you don't have running water. This was never an obstacle for me who spent as much time at the cottage in winter as in summer. I always clear the river to draw water from it by filling jugs. In winter you have to heat your water on the stove to do the dishes. As for the toilet, all you have to do is fill the tank and pull the bag with water and everything goes to the Ecoflow pit. Then you will have access to a camping system with a boiler and then a USB rechargeable pump telephone shower, to take a shower without problems in winter. Summer is hassle-free with running water, but you quickly get used to it in winter. All drain pipes work very well in winter, even at -40 C. They are in an insulated compartment and heated to 5 degrees Celsius by an electric baseboard. So, no worries you can throw the water into the kitchen sink, bathroom sink, and shower, and everything goes into the Ecoflow septic tank. On the other hand, if you wish, you can install a surface well or an artesian well. In my future projects it was a surface well because the land #3 acquired recently, apparently there would have been an underground source that flows there, it is said, has been verified!
