Stunning 4-bedroom villa with spacious living areas, featuring a modern design, a 14-foot swim spa, and a 24-foot private dock on Lake Memphremagog, just 7 minutes from downtown Magog. Dreaming of feeling like you're on vacation year-round? This villa offers exactly that!
A truly rare privilege: Let's be honest, having a dock directly on Lake Memphremagog, in the middle of the lake (Snug Harbour), with breathtaking views of Owl's Head, Jay Peak, Georgeville, and the Abbey of St-BenoĂźt-du-Lac to the south, Mount Orford and the lakefront of picturesque Magog to the north, and several charming swimming bays right opposite the estate's harbour, is a luxury these days reserved for the super-rich. Very few properties on the market offer such an asset, especially in a well-managed and maintained estate, falling neither into budget excesses nor into unwise compromises, and at significantly low costs. Even rarer are those in this category, built not as seasonal cottages, but as true mansions, using high-quality materials, with carefully considered layouts and perspectives, and which have also benefited from improvements that make them as desirable today as they were 30 years ago. "Champenois," as we affectionately call it, embodies this exceptional character. With a 24-foot dock in the deepest part of Marina I, even during the driest summer, your boat will have ample water until the end of the season. This dock, valued at $65,000$, is included in the sale.
Your Villa: With over 3,000 sq ft of quality construction (4 bedrooms, three bathrooms, two living rooms, plus a huge solarium, terrace, patio, and rear balcony), modernized and tastefully decorated, on a wooded one-acre lot, this bright, spacious, and welcoming villa boasts cathedral ceilings, a functional and elegant kitchen, and ample closets and organized storage. You won't need to renovate anything and will have all the space you need to easily accommodate family and friends, and even set up your professional practice, if desired, in accordance with zoning regulations.
Renovations: Numerous modernizations have been completed in recent years, including kitchen, bathrooms, main floor partitioning, insulation, electrical wiring, windows, staircase, bookcases, gas installation (stove, fireplace, BBQ), generator and dual-energy electrical panel installation, expansion of the three-season sunroom, and professional installation of a 14' Swimspa 2023 with a rollaway cover and storage shelf (and an additional exercise bar), as well as hanging chair mechanisms, closets in both main floor bedrooms, a Murphy bed with a bookcase in the second upstairs bedroom, woodland maintenance, etc. The house is sold with a legal warranty (except for appliances, which are sold as is as typically done many are less than 3 years old). The municipal assessment will be revised in 2026 to reflect the property's value following these significant improvements.
Accessibility: Domaine des Villas de l'Anse undoubtedly offers one of the best compromises in the Eastern Townships for those seeking to combine nature, simplicity, and privacy with proximity, conviviality, comfort, elegance, water sports and other activities, and upscale services. The Eastern Townships Highway is only 15 minutes away; Mont Orford 19 minutes; Sherbrooke 30 minutes. A school bus serves the estate.
Golf, skiing, hiking, triathlon, climbing, Tai Chi, paddleboarding, or simply relaxing, the Orford Music Festival and Arts Circuit, without forgetting the Spas and their prized restaurants Manoir Hovey, Eastman La Diligence, StrĂžm Sherbrooke...there's no shortage of activities and places to take a deep break all year round. You'll enjoy warming up by the fireplace or relaxing and swimming against the current in the swim spa after such exciting days.
Domaine des Villas de l'Anse: Located near Chemin de Georgeville, the property is profoundly peaceful and the neighborhood is extremely quiet (apart maybe from our two dogs, but they are definitely an exclusion). The house has never been rented, but the estate allows rentals of 30 days or more. This is not common practice on the estate, which is essentially an environment almost exclusively of homeowners, about a third of whom are year-round residents. The owners form a close-knit, respectful, considerate, and talented group, and the atmosphere is friendly. The architectural committee approved all our requests for work promptly (within 12 to 48 hours) and professionally.
Management: Efficiently managed by the Anse Villa Owners Association (APVA), the estate collects unbeatable annual dues ($3,154 for 2298 Petit-PrĂȘcheur this amount has been included in the administrative fees above listed), less than the summer leasing cost of a dock at a marina in Magog. In return, the association provides the villas with drinking water from its private aqueduct, maintains the roads and trails, manages the two marinas and kayak and canoe facilities, the two heated swimming pools, the parks, and the five tennis courts, all facilities in excellent condition. The long-term restoration of the 30-year-old trails required a vote by the Owners' Assembly in 2025 for a special three-year contribution of $2,500 ($7,500 total), which will be charged to the seller upon sale. The unit cost of APVA membership, a one-time fee payable upon purchase of the property, is $4,000.
All original documents and records for the house, initiated by the notary who was the first owner for 30 years, and for any improvements made since then, have been carefully preserved and kept up to date, and will be provided to the buyers.
