Owners’ comments

Welcome to your new haven of tranquility! Chalet, Hobby Farm, Year-Round family home. The layout, location, and privacy of this 3 bedroom, 2 bathrooms with covered wrap-around porch on 2 sides is situated on approx 1.2 acres. This home with low taxes has all the possibilities for anyone wanting the freedom and dream to do so. Surrounded by spruce and birch, it is the only house on the 5.45 mile(8.77km) long road that is maintained by the municipality all year and has a waste pickup. Water is pure and clean with a 75' drilled well into an aquifer. There is a year-round creek that flows through the side of the property.

The first floor has the main bedroom, living room, full bath, eat-in kitchen and mudroom. The home has new hot and cold water tanks, year-old turbo water pump, new electric range, new Bosh dishwasher, washer and dryer hookups on the spacious, second-floor center room with slider walkout to balcony and clothesline where the majority of laundry is created. The second floor also has 2 good sized bedrooms, full bath, closets, office nook, and stairs to the attic. A large capacity, locally custom made wood stove in the full basement keeps the house toasty in the Winter. There are also electric baseboard and wall heaters on the first floor to take the chill off on those mild Fall and Spring nights. The house stays naturally cool in the Summer just by placing a small fan in the basement door. No AC needed! Cell phone and internet connection is excellent. Many people who visit us say they have never had a more deep, relaxing sleep.

2 years ago a Barn/Garage with cement floor and a small corral was added attached to the house which is accessed through the mudroom. The house also has recently had another addition. A drive-in, L shaped, 37' x17' ; 9' x 12' basement. It has a concrete floor with a deck on top accessed by the main bedroom on the first floor and a door to the original cement basement. That makes snow-free access and easy delivery for firewood with plenty of room left over to store your tools or recreational toys. We continue to expand the living space adding 2 stories on top! Creating a second home to extend the living space of the original house for personal use, guest quarters or apartment for additional rental income. It is framed to have 3 bedrooms and 2 full baths with a kitchen and living room. It was constructed with steel and wood beam for strength and open concept design. The original portion of the home was built for the local priests in the1940s. The walls are 3 1/2 thick hardwood and have stood the test of time. Additionally, there are 3 storage sheds, a livestock holding pen with open shelter, and many well established organic garden beds. Take possession before October 2020 and get the added bonus of all the free vegetables from this year's harvest! Wild strawberries and raspberries surround the home. Pick free wild blueberries and raspberries down the road in August. No chemicals have been used on the property for over 20 years.

4 wheeling, Skidoo, Skiing, Fishing, and Hunting are the recreation of the day in our neck of the woods. (owner just across the way has a 100-acre wood lot for sale) There is wildlife galore! Wake in the morning to see where the moose and deer have slept in the backfield the night before. Grow your own vegetables. Raise your own livestock. Have a gathering with no noise complaints. All amenities just a short drive away.10 minutes to Saint Leon Grande, 10 minutes to Lac-Humqui, 18 minutes to the small city of Amqui, 15 minutes to the slopes of Saint Irene, 20 minutes to fishing at Lac-Salmon. It is a short 5-minute walk to nature preserve with a beautiful lake or 5 minutes the opposite way to see the beavers build their dam, ducks, and geese or fish off the bridge that spans the Salmon River. We wouldn't ever leave if we weren't needed elsewhere. It is being sold as is, where is. Take over where we left off. The home just needs your personal cosmetic touches to make her shine again. The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
