Preamble to read, this could change your life
If you are looking for an intergenerational or a house with a good income, this house is ideal for you. But I am speaking here to those who could see this ad and are looking for a house above all, or who have fears or are very hesitant to have a bachelor with a tenant. I often hear "Ah no, I don't want any problems with that, tenants, etc. etc."... There are very simple and very effective ways to be able to properly select the person who will be an excellent tenant for you. I can talk to you about it in person and my personal experience is that I have never had ANY problems with the tenants I have selected. There are some minor inconveniences, sure, but income at today's prices is $12,000 a year. It sounds good, $12,000 is good, but most people don't realize how much it changes your income and your future because it's every year, and most people keep their house for 20 or 25 years. A rarity on the market! Inter-generational house or with a bachelor that brings in an income, built in 2003. Yes, home ownership has become a problem in recent years. THE solution is a house that brings in a good income with a bachelor or an inter-generational house that a family buys together.
The apartment will be available on September 1st. It had been rented for $900 per month for the last 3 years and when I announced it at that time I had dozens of candidates very interested in renting it. The housing shortage having worsened since then, it would be VERY easy to rent it in a few days to the person of your choice for at least $1000 per month. I will not take on a new tenant while waiting for the sale to let you choose him or her or if you buy the house and you need the apartment it will already be available.
The property, extremely solid and well built, is located in Mirabel in the St-Canut sector. Important to note, Mirabel has the cheapest municipal taxes with services in Quebec. Other cities in the surrounding area are downright double in terms of taxes.
St-Canut has evolved a lot in recent years and everything is available in the sector. Library, arena, synthetic sports field, tennis, major grocery stores, pharmacies, dental care, veterinarian, elementary school, daycare and many more.
Located on a quiet street, the house is 40 X 32, making it one of the largest house squares in the area. The 7500 sq. ft. lot is also among the largest in the area. The main house has 3 bedrooms, one of which is in the basement. With only 2 bedrooms upstairs and a surface area of 1280 sq. ft., the result is that each room is a good size, especially the bathroom, dining room and living room. Although there are no white walls, it still seems big.
The comfort of this house is just incredible. Forget the low-end electric baseboards and wall-mounted air conditioners that only cool one section of the house. Here it is a central electric furnace with central air conditioning all by blown air, air exchanger with heat recovery system in winter and integrated humidifier. It is simply the best thing in a house and even after 21 years of living here I still appreciate it every day. Even in winter, the air is always fresh and renewed. The system has always been cleaned and disinfected every 2 years. Basically no one is ever sick here. There are only 2 things that enter our body after all, food and air. Unfortunately the importance of air quality is much too neglected by most people and the construction industry. Here the air is perfect...
Superb in-ground pool with landscaped grounds, paving stone terrace and spa. With its large vegetable garden to be able to eat organic all summer long, everything is there to be able to qualify this place as a dream backyard.
