A rarity on the market! Intergenerational or bachelor home that earns income. Yes, home ownership has become a problem in recent years. THE solution is an income-generating home with an apartment or an inter-generation home that a family buys together.
The apartment is currently rented for $10,800 a year, and the tenant has no lease. You can either continue with the current arrangement or reclaim the unit at your discretion. If you wish to reclaim the unit, I will arrange for the house to be empty when you take possession if necessary.
This extremely solid, well-built property is located in the St-Canut sector of Mirabel. It's important to note that Mirabel has the lowest municipal taxes with services in Quebec. Other towns in the area pay twice as much in taxes. St-Canut has come a long way in recent years, and everything is available in the area. Library, arena, synthetic sports field, tennis courts, major grocery stores, pharmacies, dental care, veterinarian, elementary school, daycare and much more.
Located on a quiet street, the house is 40 X 32, making it one of the largest homes in the area. The 7500 ft2 lot is also one of the largest in the area. The main house has 3 bedrooms, one of which is in the basement. With only 2 bedrooms upstairs and a floor area of 1280 ft2, the result is that every room is a good size, especially the bathroom, dining room and living room. Although there are no white walls, it still feels big.
The comfort of this house is just incredible. Forget low-end baseboard heaters and wall-mounted air conditioners that only cool one section of the house. We would ask around $580,000 if everything were perfect, there are a few small jobs to be done. The rear balcony is still solid, but no longer perfectly level and visually due for updating.
