Owners’ comments

House built by CIM in 2016 at the Sommet de la Marquise de Saint-Sauveur. It is undoubtedly the prettiest and most harmonized neighborhood in the Laurentians south of Tremblant. Modern and country is a good description of her style. See the winter ski slopes of Mont Saint-Sauveur and Habitant. Leave the house on snowshoes to be directly on the trails marked and maintained by the municipality. You will have deer, foxes and wild turkeys as neighbors  and if you are lucky you will see a moose. Neighborhood with electrical wires buried underground. Go down to do your errands on foot in 20 minutes (or by bike)  in summer as well as in winter via the old ski center named after our neighborhood, La Marquise, which flows into the village of Saint-Sauveur.

Land of just over an acre with private backyard with a Trevi Europa pool heated in-ground swimming pool and its pool house. Sunspace style veranda which will allows you to enjoy summer and extend your summer season. A Bang & Olufson integrated sound system which has Sonos speakers at the veranda, office  and living room. Fire pit of 25 feet in diameter to make your festive evenings more enjoyable. In addition you will benefit from an automatic land/forest lighting system which will give you a just WOW look in the evening.

The house has a Lutron interior and exterior light control system, an irrigation system installed for your plants and lawn, hi-Lo energy control from Hydro-Québec, a water softener, wiring for a car electric in the garage, a double electrical panel to be able to use a generator in the event of a breakdown, a wood fireplace and a blower which allows heating the basement and a walk-in closet in the master bedroom.

EXCLUSION: Interior and exterior furniture, decorative objects, metal cabinet in the garage, appliances (stove, refrigerators, washer, dryer), televisions, BBQ, chandeliers in the stairwell and bathroom fixtures.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
