Owners’ comments

The 'Seigneurie du Chantecler' is a co-ownership complex located in Ste Adèle in the Lower Laurentians, at a 50-minute driving distance from Montréal, and  facing lake Rond. The complex is made out of concrete and stone, thereby assuring its perennity and efficient soundproofing between condo units.

In our perspective, this unit is the MOST INTERESTING ONE FOUND IN THE COMPLEX. Not only is it one of the most spacious ones (1780 square feet), but it is located in a privileged section of the Complex as it has direct access to the ground level, lake and Complex common dock and garden, has a panoramic view on the lake, and is in setback with respect to the Complex common areas thereby assuring its privacy. It also benefits from an ideal sun exposure during the day.

The unit has three bedrooms, each with its own separate bathroom comprising a whirlpool bath. The living room and dining room are combined, thereby forming a huge common area equipped with a fireplace and with access to a separate bathroom. The kitchen is spacious. The unit has its indoor parking area and a closet for storage.

The site is ideal for outdoor activities. The lake water quality is exceptional and, it being motor free, swimming and paddling are particularly enjoyable. Fishing is also fine both in summer and winter. During winter, a walking path is arranged by the City on the lake, allowing long and pleasant strolls with full sunlight exposure. It is close to biking, snowshoeing, mountain biking trails of Mount Loup Garou and Mount Chantecler. The Petit train du Nord cycling path, two golf courses and numerous alpine ski centers are nearby. During rainy days or evenings, you can enjoy movies at Cinema Pine found at a walking distance. Local grocery stores (IGA and Metro), bakeries and the SAQ liquor store are all of very high standard.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
