Welcome to your new home.

Warm single-storey house located in a very sought after neighborhood, near elementary and secondary schools, CEGEP, daycares, the library, grocery stores and restaurants, all close to downtown. Several green spaces, a marina, bike paths and the magnificent canal adjacent to Sauvé Park complete the environment

.

Nestled in a residential area, this magnificent residence has 3 bedrooms, with the possibility of developing a fourth. Decorated up to date, the 2 bathrooms were redone: the one on the first floor in 2020, with a feminine and very elegant touch, and the one in the basement in 2026. Both have been renovated with great attention to detail. The master bedroom upstairs is spacious and bright; the crystal light fixture adds beautiful lighting in harmony with the electric fireplace. The second bedroom has been transformed into a walk-in/guest room. An electric fireplace has also been installed in the living room, offering a warm atmosphere.

The first floor maintains its privacy thanks to a division installed with a sliding door, practical when I had a roommate who lived in the basement, which also gives the possibility of making an additional income if you wish.

The basement of the house was flooded on August 9, 2024 during the passage of Hurricane Debby, like half of the properties in Salaberry-de-Valleyfield. Here are the details on the City's website: https://www.ville.valleyfield.qc.ca/actualites/la-ville-lance-un-programme-dinspection-residentielle. A check valve has been installed to prevent this from happening again. The basement floor had to be removed and the bottom of the walls cut to prevent possible problems. The gypsum is already in place, as is the suspended ceiling in the bathroom and the vinyl floor in the third bedroom; I just didn't have time to take care of it

.

A workshop is located in the basement, handy if you need to store your tools. The 40-gallon hot water tank was replaced in 2025, avoiding Hydro-Solution rental fees

.

A small garage, with its own electrical panel and automatic heating, is big enough for a small car or, in my case, my motorcycle. Very useful for storing lawn mowers or patio furniture during the winter. A small 8×8 patio was built in 2026, with plenty of space to expand it

.

Occupancy could be quick, and some items like appliances from 2022 could be included if you want, at an additional cost.

Neighbors are lovely and respectful; noise is almost non-existent, and a block party is organized every year. I have lived in the house since 2018: it is a little gem in which I have put all my love.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
