Magnificent comfortable and warm property in a neighborhood in demand, whose basement apartment has been renovated. Available for immediate occupancy.

THE STORY

Last May, when I saw the photos of this property, I was immediately seduced by its potential. You should know that the basement of the house was flooded on August 9, 2024 during the passage of Hurricane Debby, like half of the properties in Salaberry-de-Valleyfield! Here are the details on the City's website: https://www.ville.valleyfield.qc.ca/actualites/la-ville-lance-un-programme-dinspection-residentielle

So I bought it, with the idea of redoing the basement and then putting the two units up for rent.

The work has just been completed, but I have changed my mind about renting: I now prefer to sell the property. In my opinion, three possible uses: Bi-generation house (my favorite); owner-occupier with excellent rental income; investor (two

incomes).

LOCATION! LOCATION! LOCATION!

The property is located in a residential neighborhood: peaceful and tranquil. But within a radius of one kilometer, you will find two elementary schools, CEGEP, the waterfront (and the Marina), several parks, shops, restaurants, bike paths, hiking trails, etc

.

THE TERRAIN

Large fenced lot, surrounded by tall cedar hedges on three sides, to guarantee privacy. It is very sunny for most of the day. It is complemented by a large patio and a metal gazebo, offering a private and pleasant outdoor space, ideal for relaxation. Note that the large shed is equipped with electricity and could easily be converted into a workshop, heated or not

.

THE HOUSE

It is a house that has two units: the ground floor, which was impeccable at the time of purchase and that I could have rented immediately if I had wanted. And the basement, which was completely undone by the previous owner following the flood, but not rebuilt

. In

my opinion, this property is ideal in a bi-generational context; therefore, I had the basement work redone taking into account this perspective. There is now a corridor that allows both homes to have access, if necessary, to the electrical panel, water heater, air exchanger and central vacuum. But access to the accommodations is secured by two doors with locks.

THE GROUND FLOOR

The modern kitchen is big and has lots of cabinets. In the morning, when the sun enters through the patio door, it enjoys superb light! There is a large center island, placed far enough from the counter so that two people can work in the kitchen without bumping into each other all the time. The island has drawers: it's much more practical than cabinets! Note that the microwave is built-in, as are the oven and the stovetop

.

Some of the rooms have been repainted. The floors are hardwood throughout. There is a heat pump that cools this apartment in summer and helps with heating in winter. Speaking of heating, this apartment is heated by a radiant ceiling! Ultra comfortable because the heat is equal from one corner of the room to the other! Each room has its own programmable thermostat.

People who have seen this apartment agree that the rooms are spacious and well-lit.

This floor benefits from EIGHT inclusions: stovetop, built-in oven, built-in microwave, fridge, dishwasher, washer and dryer, central vacuum. Light fixtures are also included as well as blinds and curtains in all rooms.

THE BASEMENT

All the action happened here! Since last August, I have had EVERYTHING redone, from A to Z, by professionals: floors, walls, ceilings, bathroom, kitchen, kitchen, electricity, lighting. The apartment is brand new and ready to be occupied. Look at the photos and you'll see what I mean. This apartment that could be described as a "big four and a half" has its private entrance at the back of the building. If rented, it could bring in a very good income.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
