Owners’ comments
This classic Cape Cod house has only had one owner. It is on a large lot, well located near parks, shopping, schools and churches.
The main floor has a cozy kitchen and a living room at the front of the house, a bathroom, and two rooms (a dining room and a bedroom) overlooking the backyard.
Upstairs are two bedrooms and an office.
Appliances (stove, fridge, freezer, washing machine) are included with the sale. The house is equipped with free HDTV signal (there is an outdoor antenna).
The heating is a convection air system. In 2007, this was converted from oil to bi-energy (electric entry upgrade, new oil furnace and electric heat pump). This gives cheaper heating in winter, cheaper electricity when the temperature is above -12 C, and air conditioning in the summer.
Recent upgrades include:
- bathroom upgrade (ceramic tiles on walls and floor), around 2000
- new heating system and electrical entry, in 2007.
- new front stairs (concrete) and back stairs (wood), in 2010
- new roof, in 2011

The sunny back garden contains a number of flower beds, as well as two apple trees (Red Delicious and Transparent). It is a wonderful place for designing snow sculptures, gardening, listening to birds, playing croquet, or sitting under the apple tree on a very hot day.
The lot contains a PVC shed, 8 ft x 8 ft, to hold gardening and outdoor supplies. The shed is hidden by cedar hedges.
The usable space for the lot is somewhat larger than the nominal 50 ft. by 100 ft. This is because the property encroaches by about 8 ft on a 'lane' at the back of the property that the city never built.
The location is good for sporting families. A bike path is outside the front door. Within a 10 minute walk, you can be at the tennis courts, outdoor swimming pool, natural outdoor rinks, refrigerated outdoor and indoor rinks, baseball fields, soccer fields, running track, or bocce court. In 15 minutes, you could be at the brand new Benny Sports Center.
The location has a Walk Score of 80 - Very Walkable. You can walk to Monkland Village very quickly, and Somerled (the nearest cross street) is becoming more interesting in its selection of shops and restaurants. Public transit is also good - the 102, 103 and 51 are nearby.
This is an estate sale. The house is sold without warranty. However, the sellers of the house are the children of the owner. They grew up in the house, and visited it often after they moved out, and can provide background information about it.
