Owners’ comments

Magnificent 2-story condo in a sought-after area of the city.  This urban 1,335 sq. ft. (1,500 sq. ft.-plan) property is your canvas at the heart of a vibrant life! WOW!

Upper level
The condo first offers entryway storage and a 1st impeccable complete bathroom (ceramic shower with a tempered glass door).  The loft-styled open area (9 to 10 feet ceiling) then offers a functional and luminous kitchen made with high-quality materials (lacquered cabinets, quartz countertop, designer suspended lighting).  A lot of storage space!
You will then be free to delimitate your spacious main living room and dining room to that same level.  We also personally had enough space for an office area that was bathed in light.  The superb Brazilian wood floors are continuous and worth a look.
A glass ramp secures the upper lever, again providing a lot of light to the space.

Lower lever
The industrial-look staircase then takes you down to the 2nd open area.  Cool in the summer and enveloping in winter, the lower level offers 2 comfortable bedrooms.  On that same lever is the 2nd complete bathroom (large bathtub, ceramic shower with a tempered glass door).  An enclosed laundry area with a stackable washer and dryer completes the lower lever.

Storage
2 double-locked indoor storage spaces next to the lower-level door are included (one storage unit and indoor bicycle storage)

Building and condo management
This 12-apartment building is sober, but nonetheless outstanding: First prize winner of the ACQ 2011 condo transformation due to its unique design and windows!
The property syndicate is well-managed by an expert management company.  The reserve and self-insurance funds are substantial.  The property is co-administered by 3 experienced owners in the building: your future neighbors will have your property preservation at heart.

Neighborhood
The Plateau is famous for being a major center for the arts in the province. This condo is on the eastern side of Mount Royal, near Jeanne-Mance Park. It is next to multiple services. Its unique location also makes it easy to use public transport or bike travel.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
