AGENTS, VEUILLEZ VOUS ABSTENIR DE COMMUNIQUER AVEC NOUS

Welcome to 3878 Parc Lafontaine.

Character condo nestled in the heart of Le Plateau, in front of the wonderful Parc Lafontaine.

The first thing you will notice upon entering is the large hallway, big enough for a home office. The living room, with trim and fireplace mantle, combined with the grandiose coffered dining room ceiling, make this unit unique. The living room faces a beautiful shade garden.

As you walk down the corridor that houses the laundry, (new) powder room, and large closet, you step back in time into a historical kitchen with its original tin countertops and four-feet-long cast iron sink. The kitchen remains the place where people gather.

Off the kitchen, moving towards the back, is a five-piece bathroom, a dressing area, and the bedroom which faces the quiet courtyard. This whole area was completely renovated in 2018 -- plumbing, electrical, new framing, dry wall, flooring, and finishes. We also opened the wall between living and dining room.

The unit offers just under 1500 square feet of living space.

Wonderful things about living at 3878 Parc Lafontaine:

  • the backyard: a little shaded oasis, intimate but big enough for gatherings on hot summer days.
  • a place to store bikes in the backyard with easy access yet out of the way,
  • ample storage space in the large concrete basement,
  • a bike path right out the front door,
  • Walking distance to Old Montreal (10 minutes), Place des Spectacles, Major hospitals, wonderful theatres (TNM, Rideau Vert, etc), numerous restaurants on the Plateau,
  • Walking distance to good bookstores and libraries, namely BaNQ, not to mention a few SAQs !
  • Walking distance to Sherbrooke, Mont-Royal, and Berri metro stations,
  • A recently renovated amphi-theatre where all the events that run through the summer are free! All you have to do is cross the street, and voila.
  • In the winter, a large skating rink.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
