Little Italy, Jean-Talon market. Big 6plex. Front width of 40 feet on St-Denis street and depth of 81 feet. Lot is 50 feet wide and 130 feet deep. It would be possible to build between one and five appartments instead of the garages within the 65% implantation rate limit.
The first floor is a huge appartment of 2800 square feet. This square footage does not include the basement.
Monthly revenues for 3 of the 4 residential leases are 1921$, 2371$ and 1076$. Electricity and heating are paid by the tenants. The 4th appartment (3rd floor, south side) is available for the buyer and have a value of at least 2700$.

This building was erected in 1930 for John Alfred McCaughan, a shoe manufacturer from Montreal. His factory was located at 390 Papineau street, south of Sherbrooke street. He lived here at 6716 St-Denis street with his wife Angélina Bédard and their numerous children for many years. I got these informations from one of his grand children who came to visit the building.
