Great investment in a very good location. The neighborhood is quiet and friendly. Its 3 blocks from the Metro FABRE and several bus (Papineau, de Lorimier, Iberville, Bélanger, Jean-Talon).
Very good income ($ 38100/year) with three leases (June 30, 2016). The heating is included.
Well maintained over the years. An effort has been given to preserve original woodworks, stained glass, moldings and hardwood floors.
The apartment on the groundfloor has 3 bedroom (possibility of 4). Small walk-in closet in master bedroom with cedar closet and laundry chute. The basement is ½ finished : large family room (or 4th bedroom), small bathroom, lots of storage (very rare), working space, laundry room.The main level has a intimate fenced yard.
The garage is attached to the building; it allows a normal size vehicule and it's also accessible from the basement. Backstreet is being cleared during winter. A terrace is on the garage roof.
