Owners’ comments

Downtown bungalow within walking distance of daycare, elementary and high schools and less than 10 minutes from Ottawa. Great large renovated and versatile garage. Ample exterior parking carport for 6 standard cars or 4 pick-ups one behind the other, excluding the car in the garage. Large master bedroom with French doors, walk-in closet and full bathroom with whirlpool tub. There's a secondary bedroom in the basement too, but due to the window size, it's not officially considered a bedroom, which is why it's only listed as a 1-bedroom.

15-minute walk (or 2-3min drive) to Gatineau Park, Ottawa River and bike paths. Less than 5 minutes' walk to Promenades de l'Outaouais, Costco, grocery stores, schools, gym, pharmacies, dentists, restaurants, etc.

Fully landscaped in 2021 by professionals using quality materials. A mix of lawn and Melville slabs. A natural gas line runs out onto the composite patio for the BBQ. Jacuzzi brand spa with hard cover and support purchased in 2021 are included. The spa also has built-in LED lights that turn on at night and help illuminate the ground. 6' privacy fence.

The new electric panel was installed in 2021 at the same time as the Jacuzzi.

New furnace and air conditioning purchased in 2019 (no monthly payments). Smart thermostat (included) installed at the same time. Shingle roof was redone in 2018 by insurance after a tornado. 50-gallon water heater changed in 2020 ($22.99/month). 

The gas bill can be reduced by about $5-10/month if you want to stop using renewable gas (voluntary green program). There's a central vacuum with all the accessories, but I've never used it since I bought the house.

Sale includes dishwasher, refrigerator, built-in oven and gas hob with 5 Samsung burners. The hob has a system that lights up a circle when the gas valve is open. Possibility of selling the house fully furnished, exactly as shown in the photos. Please note that the garage lift in the floor is not included, but can be left free of charge without legal warranty. 

The basement has a bar area (behind the TV in the photos), a gas fireplace with remote control, ceiling fan in the center of the living room, the ceiling is home-theatre ready. The office area is in the back of the basement with opaque glass half-separation. 

A large single garage that can accommodate an SUV and full gym without being cramped. Garages like this one in this area are very rare. Very well-lit, wall-mounted air conditioning (included) keeps the heat in if warmed in winter. A ventilation system is installed if you want to convert the garage into a workshop. The garage has plenty of storage space and a double sink with hot water, but the valve is currently closed as the pipe in the garage needs repair (simple repair).
