Natural gas-heated bungalow in the heart of downtown, within walking distance of daycare, elementary and high schools and less than 10 minutes from Ottawa. Many improvements in recent years.
Ideal location. 15-minute walk (2-3 min by car) to Gatineau Park, the Ottawa River and several bike paths. Less than 5-minute walk to Promenades de l'Outaouais, Costco, grocery stores, schools, gym, pharmacies, dentists, restaurants, etc.
Nice big single garage that can hold an SUV and full gym without being tight. Garages of this type are rare in this neighborhood. Very well lit, wall-mounted air-conditioning keeps the heat in if warmed during winter. A ventilation system is installed if you want to convert the garage into a workshop. The garage has plenty of storage space and a double sink with hot water. Long outside parking with carport for 6 standard cars.
Fully landscaped yard in 2021. 6' privacy fence. Jacuzzi spa dates from 2021, still under warranty and included in sale.
Large suite with French doors, walk-in closet, double closets and full bathroom with whirlpool tub.
New electric panel was installed in 2021 at the same time as the Jacuzzi. New furnace and air conditioning purchased in 2019, very economical (no rental payments). Shingled roof was redone in 2018. 50-gallon gas water heater changed in 2020 ($22.99/month).
The basement has a bar area, a gas fireplace with remote control, a ceiling fan in the center of the living room, the ceiling is wired for sound system. Office area in back of basement with opaque glass half-separation. Guest bedroom and laundry room with small storage area.
