Three-story office space or townhouse
501 & 505, Grande Allée Est, Quebec G1R 2J5

The building is part of the Frontenac block, built in 1882 according to the plans of architect Joseph-Ferdinand Peachy. It is located at the highest point of Grande Allée Est in Quebec City. It is just steps away from the city's busiest tourist area (hotels, restaurants, bars, museums, theater, etc.) as well as the Jeanne-d'Arc Garden and the Plains of Abraham.
It is one of the few buildings on Grande Allée whose architectural qualities have remained unchanged over the years and whose details and moldings have been highlighted (restoration, gilding, etc.). The majority of buildings in the same area have been converted into rental apartments, necessitating major alterations and resulting in the demolition of most of the original architectural elements.
High ceilings: The ceiling heights of each floor level are as follows: Ground floor: 8'-4 1/2'', 1st floor: 13'-3 1/2'', 2nd floor: 10'-9''.
The flooring is hardwood.
The program
The building can be used as office space or as a townhouse. The owner-occupier can also operate a tourist accommodation business there.
Office building
Since the building is currently configured as office space, the document proposed by DuProprio for the Offer to Purchase must be for a commercial building. If the buyer wishes to occupy the building as office space, as is currently the case, they may do so.
Office rental on the 1st floor: The front office on the 1st floor facing the main facade, on the Grande Allée, where it is proposed that the living room of the Town Hall be fitted out, is currently rented to a prestigious organization.
Townhouse
The building was originally designed as a townhouse. This is the proposed use for the buyer, who will be able to occupy all three floors as a residence.
No modifications have been made to convert the commercial building into a townhouse. The buyer will be responsible for all construction, renovation, and development work required to meet their needs, and will bear all associated costs.
The rooms where the living room and dining room can be set up have in the center of the ceiling a cast iron rosette 42'' in diameter, an original architectural element.
There is a fireplace in the living room on the first floor, with cast-iron doors dating from the original construction. As the premises are currently office spaces, the fireplace chimney has been closed off on the roof.
The living room fireplace has a second flue. This one leads to the master bedroom, on the east wall, upstairs. The outlet is still visible on the bedroom wall, and another fireplace could be added there.
Another chimney is located further back in the building. This one has also been sealed off on the roof. It was originally for the oil heating system, which has been replaced by electric baseboard heating.
Tourist accommodation
The Urban Planning and Conservation Commission of the City of Quebec authorizes a C10 use, namely a tourist accommodation business.
A copy of specification grid RCA1V.Q.520 (sheet 11041Mb) of the Cité-Limoilou borough's urban planning regulations will be provided to the future buyer upon request.
The main facade includes 2 entrances on the East Grand Alley, 501 and 505.
Number 501 is the entrance on the first floor, the main floor of the townhouse, where the proposed layout includes the living room, dining room, and kitchen. A grand staircase leads from this floor to the upper level, which includes four bedrooms.
505 is the access to the ground floor where the large rooms 5 and 6 will be located. If the owner wishes to rent rooms to a transient clientele, that is to say, to take advantage of the authorized use C10 of the Urban Planning and Conservation Commission of the City of Quebec (tourist accommodation business), the independent entrance 505 can be used, avoiding the tenants having to use the main entrance of the Town Hall at 501.
One of the 6 bedrooms must be reserved for the owner-occupier. The owner will then be able to rent out 5 of the 6 bedrooms in the building to short-term guests.
Renovation of the rear facade
Demolition work has been carried out on the rear facade of the building, replacing an entrance shed. Plans and specifications have been issued, and a building permit application has been submitted to the city. These documents will be provided to the future buyer upon request. The building permit will be given to the buyer once it is received. The buyer will be responsible for the cost of any renovations to the rear facade.
Municipal taxes and school taxes
Municipal taxes are currently calculated for a commercial building. With a tax rate of 3.1189 per $100.00 of assessed value, the municipal tax amount for 2026 is currently $36,650.65.
The municipal tax rate for a residential property, such as a townhouse (which is being offered to the buyer), is 0.7597 per $100.00 of assessed value. Therefore, the municipal tax bill for a townhouse will be significantly reduced.
The 2025-2026 school tax is $742.63.
