Cottage for sale: High House, of architectural renown, ready to live in.

[NOTE: The High House cottage is available for rent (minimum monthly only) as of December 2025. The best way to assess it yourself!]

Designed to order by DELORDINAIRE architects, the High House resort cottage boldly uses the typology of houses on stilts to rest more lightly or almost float on its site without apparent boundaries with the surrounding nature, especially when snow or successive blossoms cover the field. The effect obtained is so remarkable that architectural journals mentioned it as early as 2017, before the work was completed in 2018.

Functionally, as is important, this allows High House to offer a unique experience: (1) A fully glazed space and therefore protected from the weather under the house, for everything we would do when we have a patio or terrace, but practically in any season, without having to store anything. (2) A parking covered by the cantilever, under the cover, to enter and deposit our things efficiently, leisure equipment included. (3) Views you won't get tired of from the premeditated windows of the cabin, as much as height upstairs than on the ground floor.

Unsurprisingly on the part of DELORDINAIRE architects, active in Quebec, but especially in France, High House is modestly sized and equipped in the European style. So you have to be able to live with it! Luckily, the current owners since 2019 are passionate about design as well. Their interior layout sought maximum functionality in order to live comfortably at all times with their two teenage children, despite the spatial constraints of the rooms.

Moving to Quebec City to facilitate the continuation of their studies for their young people, the owners offer their cottage furnished and equipped for the most part. There would not be much needed to start living or renting it

.

With two closed bedrooms and a mezzanine that can be used as a full office or bedroom, High House can accommodate up to 6 people without using the living room sofa, which can be transformed into an extra bed for 2 other people. In case of overflow or by choice, the stove corner in the glass roof on the ground floor was also used well for "glamping". Without real other heating, since it is technically a protected outdoor space, in winter this experience would only be for fans of the ice hotel

!

In order to work effectively for this number, bathroom services are independent of each other! To say that High House only has one bathroom does not do it justice. There is an independent ceramic shower cubicle. There is independently a wall-mounted toilet with a small sink for washing your hands, or even brushing your teeth. Otherwise, there is a corner with a large sink near which there are two small storage units for the most part. It allows several people to use the different services at the same time

.

At the intersection of the rooms, overlooking the hallway, behind a closet door, there is a Miele stacked washer and dryer behind a closet door. There are laundry baskets, stored in the rooms

.

Despite its modest size, the kitchen offers quite respectable ergonomic functionality. It is fully equipped with 24-inch appliances: Miele ceramic hot plate, Miele built-in oven, Fisher & Paykel drawer dishwasher. Cooking ventilation is integrated. The pantry and refrigerator are nearby where expected. We have space to cook and take care of the dishes, and to store too, with very good lighting. Under the sink, we have the trash, the compost and the recycling.

It is very useful that a portion of the long storage wall in the main room is dedicated to meals, within easy reach of the table. Everything stored out of sight in its place, except when you need it. There is the coffee machine area, the place where the alcohol reserve is stored, a small microwave oven and you can store all the related objects, dishes or foods

.

At this large IKEA office table, you can also sit down to work and connect, just like you can do at the glass roof table on the ground floor, with very good lighting.

In the living room, far from being the only place to relax in the chalet, the options are multiple. You can sit there quietly contemplating the generously framed landscape, or to read, listen to music or watch a movie, in any direction you want

.

Finally and don't forget anything, High House is also a house that sticks to its primary mission of keeping you away from the city and work, but only 45 minutes from Quebec City: it eliminates the need to mow the lawn, install and remove a temporary shelter, and remove snow from the roof. If you use a tractor for snow removal, it will be even better. It's up to you not to forget to also enjoy the beautiful corner that is Saint-Ferréol-les-Neiges in its region, whether it's Mont Sainte-Anne or the Massif

de Charlevoix!

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
