Owners’ comments
Welcome to you who view this property of my heart.
Located on the banks of the St-Lawrence River, in diagonal with the Bassin Louise, one km from the ferry and the Lévis Hospital Center, it is a Quebec Patrimonial property named on the first maps of the City of Lévis as " House of the Fathers». In the garden, the view extends from the Quebec Bridge to Ile d'Orléans. With a slim appearance, I renovated it in the early 90s according to Patrimonial standards.
It has visible stone and brick walls and its original floors are in American red Cedar on almost all surfaces of its 3 floors/living areas. It was built according to the standards of the time with walls of 5 rows of bricks on its base.
There are currently 3 apartments there:
- the main apartment is on 2 full floors of the house, 11 rooms, including a little fireplace, 2 bathrooms, 3 rooms as my office with another toilet, which I occupy as owner-occupier.
- a 3 and a half apartment with a small laundry room, is on 2 floors which opens directly onto the exterior courtyard from the bedroom,
-1 superb studio on the ground floor;
What is currently my office could be transformed into another loft or an extension of the main apartment.
It was rebuilt taking into account the creation of large rooms and/or apartments with open areas to benefit from the light, i.e. approximately 32 pine wood windows.
A basement also gives access to the courtyard and the exterior garden which are located one floor lower than the street. There are therefore no neighbors and this gives a 4-storey perspective for the house seen from the garden.
The basement is a storage space in which you can clearly see the very solid foundations of the house leaning directly on the rock.
There are 2 parking places on the side of the house
There is still room for transformation; in a possible context of 4 housing units, we could count on income of approximately $4,200/month.
Thank you for taking the time to read this little description and have a nice day :)
