-The lessee shall secure tenant liability insurance in the amount of two million dollars 

(2 000 000$) and provide proof of insurance on or before the move-in day and at each lease renewal, or annually.

-The lessee must provide the first month of rent at the time of signing of the lease.

-Monthly rent by 12 postdated cheques or e-transfer.

-The unit is Non-smoking unit, neither tobacco nor cannabis and NO cannabis growing allowed.

-The lessee shall be responsible for all damages to the condo unit or to the building

-At the termination of the lease, the lessee shall leave the property in the same condition as it was on the day of the move-in, including all furniture the lessor provides to the lessee for use during the rental period as requested by the lessee (see section INCLUDED).  

-The lessor has the right to an inspection of the unit one (1) time every six (6) month period. Lessee will be provided with a minimum 72-hour notice prior to inspection.
