The mill site includes 7 buildings.

1- A flour mill on stone, dating from 1845, still in operation. It is not classified as heritage, so you can renovate or transform it to your liking. It is ready to continue regular operations.

2- A 36' x 58' house with 7 and a half rooms including 3 bedrooms.

- A sales shop, including all the equipment for packaging and selling flours. It is on the ground floor of the house, has its own exterior entrance, through the carport and access through the house.

- A commercial bakery with all this equipment and ready to operate. It is in the basement of the house, on the ground floor. It has its own exterior entrance and access from the apartment next door.

- A 3 and a half room apartment in the basement of the house on the ground floor. It has its own exterior entrance at the back and access through the apartment at the top. Ideal for accommodating employees, visiting or otherwise

.

3- A 28' x 33' and 13' high double garage

- A 29' x 33' heated workshop adjacent to the double garage, heated with wood and benefits from a second floor for storage.

4 - A 28'.5 x 40'.5 N.B. Barn (the foundation needs to be redone.)

5- A small rustic dining room of 14'.5 x 33'.5 with two shower rooms connected to its own purification field.

6- A 15' x 22'.5 two-storey workshop, with indoor fireplace and outdoor bread oven. Beautiful mini house project with terrace on the river.

7- A covered bridge crossing the Gosselin River

Others

- A 145' hydraulic dam on the river, to control the water level. N.B. (The dam was renovated in 2022, the management of dam operations is at the discretion of the owner. No regulations apply.

- 2 parking lots that can contain about 50 spaces

- A vegetable garden with pond

- Electricity served by two distribution networks (240 volts/640 volts)

- 2 depuration fields with tanks

Notes on the mill.

The mill has two systems of moulanges on flint stones. One has a hydraulic turbine drive and the other has an electrical mechanical drive. Electric moulding is in operation and is used for all the production of organic flour. It is exceptionally shut down for the winter. (Miller's rest

).

As for water moulding, it has not been in operation for about 8 years. It requires turbine maintenance, and minor repairs to some wooden mechanical parts. Framing and carpentry work is also to be expected in this section

.

General notes.

Several exterior renovation works have been carried out on the majority of the buildings in the last 4 years. Windows, tinting, roofing, drainage, landscaping. Other work remains to be done, among others, in a part of the mill used as a sharpening workshop for the old saw mill and the foundation of the barn

.

This property is a numbered company (Quebec Inc.) N.B. (we sell the company.) The company has no employees, no overdue accounts receivable, debt, or debt. This sale is exempt from all taxes. After the sale, you could, if you wish, request a business dissolution.

It is an extraordinary site to continue existing activities, to carry out new projects or simply to live at the water's edge, in a unique environment in the middle of a diverse flora and fauna.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
