The steps involved in buying a property
Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.
One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.
The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.
Need the form?
The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.
The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.
Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!

Owners’ comments
For Sale in Sainte-Croix, Quebec, one of very few large south shore waterfront parcels of land situated on the bank of the Saint-Laurent River, approximatety 40 kilometers west of Quebec City and 60 kilometers from the city of Trois-Rivières.
At the present time it is being used as a five eigths of a mile paved race track under the name of Circuit Sainte-Croix Riverside Speedway.
The land is downhill on several levels, from the road to the river bank with an unobstructed view to the Quebec Bridge downstream from some points.
For any purchaser, it could be divided into multiple buildable lots with water view for either homes, other projects such as a recreational park, a large personal private estate, or utilized as it presently is as a race track.
The decision of the development of this beautiful parcel of land lies entirely in the vision of any potential buyer.
At present time, the complete land area has two lots on the waterfront side which is north of Route 132 of approximately three million square feet, and an additional parcel south of Route 132 of approximately one million square feet giving an total land mass of nearly four million square feet.
Prior to deciding the future of this beautiful site all potential buyers should demonstrate due diligence and make the necessary inquiries as to their development of this site.
The asking price for this magnificent property is $2,999,999
From our last research of lots sold in the area they range from $2.15 to $4.54 per square foot. Waterfront lots are always in demand and the prices are mostly superior to inland lots.
