Your own small lake, with no neighbors, only 20 minutes from Baie-Comeau and 15 minutes from Mont Ti-Basse and Camping Boréal!

A unique place for lovers of nature, tranquility and autonomy. Two-storey log cottage located on a large plot of approximately 75,000 sq.ft. rented on land owned by the State, on the edge of a small natural lake where only one cottage is located.

The cottage is part of the Sewell Lake Road Association, which consists of 24 cottages located along the common path. The area has been established for several years and the opportunities for new nearby resort locations are now very limited.

The chalet includes a large open area on the ground floor, a closed bedroom with boudoir upstairs and a large open room offering several layout possibilities. Approximately 6 people can sleep there.

An important autonomy infrastructure is already in place: a 3,300 W solar system installed in 2023, a 48V Victron system, a diesel generator of around 19 kW in backup, 120/240 V and 12 V circuits.

Starlink is installed, which allows for example teleworking and remote monitoring. Two autonomous outdoor cameras powered by solar energy, with motion detection and notifications, also allow the cottage and garage to be monitored remotely

.

Running water is functional throughout the chalet, thanks to an indoor reserve and a distribution pump. In particular, the reserve can be supplied with collected rainwater or with water from the nearby stream using a submersible pump. Since the reserve is located inside, the system can also be used in cold periods when the necessary frost precautions are taken. The water heater was replaced in 2026.

Much more than a cottage

Several buildings and storage spaces accompany the property:

  • 19 × 15 ft garage, completely rebuilt less than 10 years ago, with attic;
  • 14.5 × 10 ft snowmobile/ATV shed;
  • 9×7 ft generator shed;
  • wood shed/pedal boat of approximately 10.5 × 16.5 ft;
  • wood space adjoining the cottage;
  • unheated annex;
  • two 6.5 × 8.5 ft greenhouses.
  • An insulated chicken coop for winter that can accommodate 4 to 6 hens.

Several cultivated areas and plantations have also been developed over the years: hazelnuts, blueberries, blueberries, raspberries, blackcurrants, rhubarb, asparagus, mint and other small fruits and edible plants depending on the season. A garden area to grow your own crops is also planned.

The main heating is wood (good supply of dry wood already on site), with additional oil heating. Propane fridge and stove.

Septic installation composed of two separate tanks: one for toilet wastewater (black water) and one for gray water.

Both tanks were emptied in 2026.

Several maintenance and repair works were also carried out in 2026, including a repair of the floor and its supports in the cold room (in progress) as well as the replacement of a deteriorated support beam with a reinforced concrete support wall with reinforced concrete support wall with ventilation openings screened against small animals.

The cottage remains a resort property dating from the 1980s and some maintenance, repair and modernization work is to be expected. Known information concerning in particular humidity and certain structural elements will be indicated in the Seller's Declaration

.

Summer and winter

The chalet is accessible by car during the snow-free season. In winter, the last about 2.5 km are done by snowmobile. Quick access to federated snowmobile trails is possible with membership in a club in the region

.

The private road is maintained collectively by the Sewell Lake Road Association. Members also participate in some routine maintenance work on the road during the year.

Hunting is possible in the area, especially for moose and partridge.

The natural lake is naturally home to speckled trout.

An atypical property for someone looking for the tranquility of a lake of their own, energy autonomy and proximity to Baie-Comeau, while being ready to continue the maintenance and improvement of a cottage with several decades of history.

The property is offered without legal warranty of quality. Buyers are invited to carry out the verifications and inspections they deem necessary

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
