Owners’ comments

Discover this ancestral 86,65-acre peaceful 12-rooms farmhouse. This cottage house will provide you with a very pleasant view, and sunny rooms in which you'll be glad to find original woodwork paneled doors and Windows. Along with the newly done full-sized-house foundation (full-height basement ), electricity and plumbing, the oil heater, oil water heater, oil reservoir (tank), and a smart water pump were installed. All of this brighten-up the house and provided a well-light basement with an independent entrance.

Front house wide porch, convenient size patio with a clothesline at the back of the house. Large fenced vegetable garden, badminton playground pr ice skating rink area. Adopting this farmhouse also means sharing your environment with many wild animals such as deer, moose, lynx, wild turkeys, groundhogs, partridges, fox, hares, owls, raccoon, beavers, brook trouts, and tons of birds. For beautiful landscape lovers, there is an amazing view of the surrounding mountains during the day and of the Milky Way at night.

2 barns: Many years ago there were over 100 cows but the last owner gave up using the barns. When we bought the farmhouse, we could see that the barns have been abandoned for many years. Here is a summary of renovation works that have were made since 2012:

The 1st barn was completely rewired according to insurance's requirements. The main water valve was changed and connections added. We also installed a hot water tank for the maintenance of facilities, and a hot and cold water washbasin. Electric lighting (fluorescent light) was standardized and electric outlets were added. We equipped the 1st barn with 2 gas heating systems along with a ventilating system. Also, the chain conveyor system was refurbished for our daily needs..

The 2nd barn was completely rewired according to insurance requirements. Additional electric outlets and lighting were installed, and the main water valve was changed.

The surroundings of the barns are well light and allow somebody to work at night.

There are also 2 ''1000'' liter tanks, one for the gas and one for the fuel. Each of these tanks is equipped with a meter and a pumping system.

Here are important details about the farmhouse and the land that should be known:

A forest managing plan was built in 2012. The grounds were surveyed and marked out same year. A Stream crosses the land.

Both the house and the barns are supplied by a groundwater well.

Next to the house there is a large garage in which a full-width workbench is available. The attic is easily accessible for storage. The garage was completely rewired according to insurance's requirements: fluorescent lighting was installed and provides a great light level Inside and outside the garage.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
