Owners’ comments
Convenience store (depanneur) with property in rural town.
The store is located in the Eastern Townships, around 50 minutes by car from the South Shore of Montreal. The little town is known for its beautiful scenery. The local population is friendly and neighbourly, and most of the residents speak English. It is the only convenience store in town and boasts a long history. The current store owner has been running it for 13 years.
The property consists of a two-storey building. The ground floor houses the store, and the second floor a large two-bedroom apartment (presently rented). There is no basement. The building is in good condition. The land area is approximately 1,800 square meters.
The convenience store's total annual sales averaged on 800,000$ CAD in recent years. Sales of general merchandise (with high profit margin) account for over 50% of the total. Sales of lottery tickets are less than 10% of the total.
Opening hours are short (8AM to 8PM), and running the business is relaxed.
