The steps involved in buying a property
Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.
One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.
The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.
Need the form?
The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.
The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.
Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!

Residential land area of 42,883 square feet (3,984.5 square meters).
Superb flat land to build a house or a chalet with 320 feet of lakefront.
Several safe accesses to water (on a gentle slope). Shallow water and sandy soil for the first twenty feet. Waterfront facing the sunset.
Land crossed in its northern part by a pretty little stream.
Electricity and telephone services (incl. high-speed Internet: https://ctal.ca/) are directly at the edge of the land.
Analysis by a biologist in 2023 did not identify any wetlands on the land.
THE LAKE:
Lake Francis is a 35 ha (0.35 km2) non-navigable lake (motor boats prohibited)

Easily accessible by major roads from Montreal (180 km), Gatineau (200 km), Mont-Tremblant (68 km), and Mont-Laurier (57 km).
Renting chalets for short-term periods is not permitted in order to maintain calm around the lake.
THE SECTOR:
Very peaceful residential area.
10 minutes from L'Ascension (convenience store, grocery store, restaurant) and 25 minutes from Rivière-Rouge (CLSC, hospital, pharmacy, grocery stores, restaurants).
Roads and paths are well maintained by the municipality (easy access). Only 5 minutes of gravel road when you pass on the L'Ascension side.
Very well cleared of snow by the municipality in winter (no additional costs for owners around the lake).
