Lovely 2-story, 3-bedroom house.
Built in 1935, bought in October 2021.
***Please note the following eight points***
1 - New owner found out in July 2022 that there was undeclared water damage to the upstairs bathroom and kitchen in 2016.
2 - New owner found out in May 2022 that the back extension is incomplete : it is not solidified and is not isolated.
3 - New owner found out in June 2022 that the contractor hired to renovate the house (between December 2021 - June 2022) was not certified.
4 - New owner has hired a new set of certified contractors to redo the renovations. New renovations by certified contractors were started in September 2022, and will be ongoing until Spring-Summer 2023.
5 - New owner has hired a Building Expert ("Expert en bâtiment") in August 2022 to make a report on the state of the house and on the uncertified renovations (renovations done in Dec 2021-June 2022). New owner allowed the Building Expert to open the walls for analysis. Still awaiting the two reports.
6 - New owner has hired a building engineer to map out the structure of the house in August 2022.
7 - New owner tested the house for mold in August 2022. Thankfully, the test is negative: there is no mold.
8 - Please note that the pictures were taken in March 2022, after the first set of renovations. New pictures will be taken once the renovations (from certified contractors) are completed in 2023.

Previous owners built an extension on the first floor for a water closet.
New owner found out after purchase (May 2022) that the extension needs to be solidified and isolated. New owner has this work contracted (with certified contractors) for the Spring 2023.
New owner had renovated the entire interior of the extension (prior to knowing it was not solid) in December 2021-June 2022. This includes increasing the size of the water closet, adding a shower, and adding porcelain heating flooring for both the bathroom and the extension itself. New owner considering redoing the renovations of the extension, currently in discussions with certified contractors.
New owner had installed new porcelain heated flooring on the entire second floor (the hallway and all the bedrooms, the porcelain resembling grey wood), in the Winter 2021-2022. The house was previously heated by oil. New owner has removed the oil system and installed a brand new HVAC system in August 2022.
All-new windows on all 3 floors (of the entire house) were installed in November 2022 (excluding the temporary window in the extension). The house has two sliding window-porch doors (one on the first floor and another on the second floor). Both have been replaced with brand new sliding window-porch doors. Please note that the pictures do not show the new windows, as these pictures were taken before the window installation.
A brand new front door will be installed in February 2023.
The house has a second-floor balcony, a front porch, and a back porch. All three are contracted to be removed and completely rebuilt in the Spring 2023.

A brand-new, unused Samsung 80-inch television, with a wall-mount, are included in the sale of the house. They both remain unused, and as of December 2022, the wall-mount and the tv have not yet been installed into a wall.
