DuProprio is a real estate assistance service that offers Quebec homeowners the support and exposure they need to sell their property commission-free without an intermediary.
The DuProprio story began in 1997 when Nicholas Bouchard, a 21-year-old entrepreneur from Lévis, revolutionized the way properties are sold in Quebec, shaking up the conventional real estate industry. Over the years, we have democratized the industry and developed tools that let Quebec property owners benefit from technology. We were the first real estate company in Canada to use high dynamic range (HDR) photo technology, and we are still the only one to make 3D virtual tours available to all our clients.
It’s simple, DuProprio gives you the two essential ingredients for a successful property sale: support and visibility. You get access to DuProprio.com, which generates over 4 million visits per month1, and to an experienced, professional team of photographers, appraisers, coaches and notaries, who will guide you until you sell2. The big difference with working with an agent is that you won’t have a commission to pay at the end of the transaction, saving you thousands of dollars.
No. DuProprio and Proprio Direct are two different companies offering totally different services. DuProprio helps homeowners sell their property commission-free, with help from qualified professionals at each step of the sale. With Proprio Direct, you will get support from a real estate agent, and you will pay a commission.
In July 2020, Desjardins became a majority shareholder in DuProprio. While this creates opportunities to serve you better in the future, our services are the same for all customers.
Whether you are selling with or without a real estate agent, the sale of your property will require about 30 hours of your time3.
It makes sense when you think about it: Who has to gather all the paperwork for the notary? Who cleans up before home visits? Who answers the questions about your home (whether asked by the agent or the potential buyer)? You do. You’re the best person to sell your property because you have lived there and know it like the back of your hand.
It’s a misconception that a seller is better protected with a real estate agent. A buyer is only protected in the event of fraud or damage resulting from a professional error committed by the agent. Real estate agents offer no additional legal protection in the event of latent defects or a buyer backing out. In such cases, you must use the services of a lawyer or a notary, because only they can provide legal advice.
When you choose DuProprio, you get access to personalized support until you sell your property2.
Our team includes photographers, appraisers, customer service advisors, real estate coaches and notaries who are there for you when you need them2.
Our advisors are available 7 days a week to answer your questions and guide you to the right resources.
It would be wrong to think that the changes to the Real Estate Brokerage Act make it now mandatory to sign a brokerage contract in order to carry out a transaction to sell or buy a property. That’s not at all the case! Representation by a broker continues to be a personal choice, not an obligation.
A buyer, can choose not to be represented by anyone in the real estate transaction. The seller’s broker’s code of ethics states that the broker must give all buyers fair treatment, let them visit the property, give them all the essential information relating to the property and the transaction, despite not receiving compensation from the buyer.
As a broker-free seller, nothing prevents you from doing business with a buyer represented by a broker. Remember: if the buyer is represented by a broker, the brokerage contract is only between those two parties. Buyers can still deal with you, be it directly or through their broker.
A property’s value does not change depending on the colour of the sign on the lawn but, rather, on the price that buyers are willing to pay for it. This is a question of supply and demand. If the property is in good condition and is located in an area that’s in strong demand, its value will naturally be higher. And in fact, our team includes the qualified professionals to help you set your price: appraisers2.
It’s simple: to subscribe to our services, you must purchase one of our packages, priced from $1,049 plus tax. These packages vary in terms of the duration, amount of exposure and level of support you need. Packages are payable before you list your property online and there is no commission to pay when you sell. To make our services even more affordable, we now offer two payment options.
With DuProprio, you must choose a package and pay for it before you post your listing online. However, to make our services even more affordable, we now offer two payment options. Ask our advisors for more information.
Once you subscribe to our services online or over the phone, the first step is to make your initial appointment with one of our representatives. The representative will take pictures of your property and give you marketing advice. You will also have access to an online platform called My DuProprio, which will let you begin to prepare your listing. After the meeting with the representative, you can finalize the listing and decide when to post it online.
Yes! It is completely possible to use our services without having Internet access. We often help people in that situation. To help you, our local representative will bring the documents you will need to your initial appointment, and then our customer service will help you prepare your listing and will be available over the phone to provide support 7 days a week.
No. Centris.ca only includes listings of properties for sale by real estate agents. Since we offer an agent-free service, our clients’ listings cannot be posted there.
Online Messaging is a communication channel offered on our website and our mobile application. It lets you talk online with an owner listing their property for sale on DuProprio.com.
Online Messaging offers several advantages: It gives you the possibility of sending voice messages, documents, images and videos. It keeps all discussions relating to your buying or selling plans in one location. Plus, using Online Messaging keeps you from having to disclose your email address and telephone number.
You can start a conversation from the listing of a property for sale. If Online Messaging has been activated, the option of sending a message will appear next to the other means of communication (phone, email). To start a conversation in Online Messaging, you must have a My DuProprio account and be logged in.
Messaging and messages are available on the website and in the mobile app when you are logged in to your My DuProprio account. The Messaging option will be visible, along with the number of new messages received, if any.
To activate or deactivate push notifications from the mobile app or emails relating to Online Messaging, go to the “Manage my Alerts” tab in your My DuProprio account on the website or in the account settings in the mobile app.
Yes! When the recipient has read a message, two green checkmarks appear on the left of the sent message.
Messaging also uses other symbols to show the status of your messages. A single grey checkmark indicates that your message was sent. Two grey checkmarks indicates that your message was transmitted successfully.
No, the property owner decides whether to activate Online Messaging or not. Therefore, it is possible that some listings offer the option of sending an online message, while others don’t.
If you are a property owner and want to activate Online Messaging, go to your listing in My DuProprio. Go to the contact information section, where you can change your contact preferences and choose to receive messages through Online Messaging.
No, solicitation messages are not authorized in Messaging. Canada’s Anti-Spam Legislation (CASL) applies to messages sent by instant messaging. As such, all solicitation messages, and notably those from real estate brokers, are subject to the CSAL, and a complaint can be made about them to the authorities.
If you consider a message you received to be spam and it comes from a person wanting to sell you their products or services, you can report this to the CRTC’s Spam Reporting Centre.
First, ending the conversation cannot be undone. When you end a conversation, you lose access to the history of messages exchanged. Plus, you will no longer be able to talk to this person in Messaging from the property listing.
And lastly, at the bottom of the conversation, a notification advises the person you’ve been speaking to that you’ve ended the conversation.
In order to protect the confidentiality of user data, all messages exchanged in the messaging system have a maximum lifespan of three years. After this period, they will be deleted and it will no longer be possible to have access to them.
It is therefore recommended to make a copy of the messages you deem important.
