The steps involved in buying a property
Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.
One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.
The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.
The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.
The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.
Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!

Start your agricultural project in Cantley without starting from bare land.
Near Gatineau and Ottawa, this 1.29-hectare property (approximately 3.18 acres) offers open areas, trees and a stream. Two agricultural buildings, water, electricity and an access lane are already in place.
A site with a history of production
We grew vegetables, microgreens and culinary mushrooms here, with washing and storage on site. Activities have been paused for two years following our move to a larger farm.
Existing facilities for your next project
The main building stands on a concrete slab (iso-slab) with installed pex tubing for potential heating. It combines an integrated passive solar greenhouse on the south side with a workshop space on the north side (with a half height second floor for storage). The greenhouse is currently winterized.
The property also has:
- Working electricity, with an electrical panel inside the building.
- A working well with a pump, controller and pressure tank.
- A gravel access lane.
The second building is a separate 10 ft × 10 ft shed that needs repair. It could be adapted into a chicken coop.
A price that reflects the remaining work
The asking price takes the current condition and the finishing and restart work into account. You take over existing facilities, rather than land where everything still needs to be built.
The interior and exterior finishes and some windows are not complete. The mineral wool insulation has been exposed for two years; its condition needs assessment before finishing the work.

By agreement, we can provide plans and production methods to help you complete the facilities and restart activities. Introductions to customers are also possible, with their consent.
Land-use plans must respect stream protection rules. The possibility of building a farm-related home must be confirmed with the CPTAQ .
