Owners’ comments
This is a gem of a house in a great location. It's in a quiet street and the river is a minute walk away at the bottom of the road, Parc des Cèdres starts there, and the marina is a short stroll or skateboard along the path. It is an easy stroll down to the park for a picnic or a swim. It's an even easier walk to Parc Claude Rioux. In winter the toboggan slope at the car park at the other end of the street is always fun. Xavier is not a bus route, I was always happy about the lack of traffic, but bus stops are a short walk away when you need to catch one. A beer at the marina watching the sunset is blissful.
The bedrooms are large, and one can be split into two halves with a screen giving two people their own space a 3 bedroom home that functions like a 4 bedroom. The backyard is very private without neighbours overlooking it, perfect for BBQs on the patio. The garage is large, with plenty of room for bikes, paddle boards, and a bit of a workshop. What a great home.
Recent works include: New roof (2018), installation of a heat pump and air-conditioning (2021), and a new hot water system (2023). The appliances can be included by negotiation if required.
