The steps involved in buying a property
Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.
One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.
The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.
The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.
The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.
Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!

Owners’ comments
Over 70 acres of forest and almost 500 feet of lake front on beautiful, pristine Lac de L'Ecluse in Val-des-Monts, QC. Truly a magnificent estate retreat.
The lot is flat and slightly higher than the lake. It has been cleared, ready for your build. This estate lot is on a private bay and has 2 gated private road entrances, providing security and four-season access.
Come and walk the estate lot with the owner. Build your dream waterfront country home.
You will not find a lot like this that:
a) offers breathtaking views with a long sand/rock beach, which is shallow for 20 feet, then deepens, suitable for a dock and boat
b) is very quiet on a deep private bay away from the main part of the lake
c) unspoiled views with only a few neighbours on the bay, all with high-end county homes on large lots
d) not crowded (lake has very few cottages ~45), is very quiet, so you can hear nature, and where you can enjoy swimming, canoeing, kayaking and paddle boarding
e) Lac Ecluse is a medium-sized lake (3km x 1km) that is clear, deep (200ft, 80ft bay) and clean (no milfoil or zebra mussels) with bass and lake trout
f) is an easy 30/40 minute drive to Gatineau/Ottawa
When there are watercraft, there are only 1 or 2 watercraft on the main part of the lake at any one time. Over 40% of the shoreline of the lake is Crown/Quebec Government land, which is unlikely ever to be developed (i.e. lake is very private).
Other Estate Attributes:
1) Lac Ecluse has a lake association to protect the lake and your investment and has several permanent residences
2) Professional driveway (14 ft wide) and newly built road across property with full ditches, allows for easy access to all 70+ acres
3) Hydro Power and Bell phone & Fibre is on the main road at the edge of the lot, with cell phone service (may need a fixed booster for faster data) and internet (Bell Fibre)
