The steps involved in buying a property
Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.
One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.
The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.
Need the form?
The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.
The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Owners’ comments
We are selling four adjacent lots together, including 482, 500, 516 and 526 Ch de la Colonie in Val-des-Monts. In total, the lots are 374 625.7 square metres. Specifically, lot 482 is 124 426.7 square metres, lot 500 is 9 558 square metres, lot 526 is 231 640 square metres and lot 516 is 9001 square metres.
482 is a large wooded lot on a southern slope with views of Lac-Saint-Antoine. It has a carriage entrance, or driveway, which is how the other lots may be accessed. There are streams, as well as a small waterfall on this lot. The forest is predominantly hardwood, and specifically, maple.
526 is another large wooded lot, found at the top of the hillside of lot 482. It has a small lake that is lovely and deep enough for swimming. The lake is almost completely encompassed within this lot. There is also a beaver pond and streams on it. It can only really be accessed by the carriage entrance found on lot 482. As such, the two lots are best kept together.
500 is a wooded lot with road frontage on Ch de la Colonie. It is relatively flat, has wetlands and large cedar trees on it.
516 is a steep, rocky lot with old-growth trees on it. A driveway and a small building site have been blasted here. It also has road frontage on Ch de la Colonie.
Lots 500 and 516 have deeded access to a semi-private beach on Lac-Saint-Antoine. The last picture is a view of this beach.
Altogether, these lots create a natural, remote oasis. They are bordered on one side by a conservation area, and another, by Crown land. The possibilities for these lots are boundless. They could be used to build cottages, for hunting, for recreation, for logging, for maple syrup, and more.
