DOMAIN LARGUER LES SAMARES

house and maple grove/26 acres/100% agricultural

A bit of history... Larguer les Samares was born in 2017 from a desire to create a unique, relaxing place that is deeply rooted in nature. This agro-tourism project has allowed many people to experience a stay of rest, introspection, walks in the forest, not to mention tasting the magnificent maple syrup served on pancakes, the legendary signature of the house! It is up to you to continue the tradition

.

Plenty of possibilities are available to you. In order to fully understand your project and see the feasibility, do not hesitate to contact me to discuss it.

Detail of the main house:

Single-family residence with a unique character, built in 2017 in the middle of a mature maple grove.

All wood interior/exterior/sheet metal roof/vernacular architecture/radiant concrete floor, full-length windows.

A courtyard covers and connects two living spaces. As a result, the house becomes very versatile in the way in which it is lived

.

The place is quiet, prone to meditation and contemplation. The sugars were made in a traditional way in order to preserve an authentic atmosphere and taste.

From the main road, you have to drive 800 feet down a beautiful tree-lined alley before you see the buildings.

Here are, for example, some versatile possibilities to inhabit space;

  • Two business partners/associates
  • Two couples/two friends.
  • Parents/adult children (intergenerational)
  • Rental: short stay/#CITQ * in force (one space only)
NB: *The rental development is restricted due to agricultural zoning.

NB: the house is not suitable for young children (steep stairs and open space)

Room on mezzanine.

Dimensions: 18 ft X 26 ft each

Concrete floor with radiant heating (glycol)

Each unit has its own wood stove.

Three outdoor terraces, and 26 acres of backyard!

POSSIBLE AGRICULTURAL PROJECT:

  • Low impact agrotourism/recreational tourism authorized
  • Maple production (a maple and forest assessment was made in November 2025), possibility of 1752 cuts and 500 others available soon. No quota. (direct sale only or at farmers' markets) Possibility to fetch a quota. To check
NB: a good potential income if you plan to put tubing
  • .
  • Non-wood forest products (NTFP)
  • Store/sale of products (13 ft X 32 ft)
  • Beautiful trails to receive nature interpretation panels
  • Guided tours (schools, tourism)

Current and potential INCOME:

  • Income from accommodation in 2025: $25,000
  • Potential income from sugars: $50,000 if maple syrup work is done in this direction.

SUGAR SHACK construction circa 1980

In the attic you will find:

  • Boilers, lids, old torches and 600 new CDL torches, canneuse, a sipper.
  • The cabin on the living room side is equipped with a compliant wood stove
  • sledge for transporting boilers.
  • LS Bilodeau stainless steel running tanker
  • Sleigh
  • Possibility to bring cold water. The pipe is already underground and has entered the hut, just need to be connected.

dimensions: 16 ft X 40 ft -

ANCESTRAL SUGAR SHACK construction circa 1900

This cabin contains 3 large Stainless basins to collect maple water.

OUTDOOR PARKING

4 parking areas at the entrance and 3 other locations near the main house.

WATER and WASTEWATER

The water comes from a surface well at a point at 11 feet deep. Note that I never ran out of water even during a period of intense washing during the sugars.

New pump and tank.

Septic tank (for 4 rooms) and compliant purification field.

The microbial analysis of the water was carried out in 2024 and it is flawless, without the smell or taste of sulfur. It is crystal clear and tastes just like good water!

The land is sandy, easy to access (board) and very well drained and no big rocks obstruct the trails.

OUTDOOR ACTIVITIES AND LOCATION

The Larguer les Samares agrotourism estate is located on the edge of Saint-Casimir, in Portneuf Ouest. It can be reached by road 354, 2 km from Saint-Marc des Carrières and 1 km from Saint-Alban, where the entrance to the Portneuf Regional Park is located. A host of outdoor activities await you in all seasons.

Another strong point: from the house, you can directly join the "Ti-Mé trail" of the Portneuf Regional Park, which runs along the Sainte-Anne River for 7 km. To be enjoyed in all seasons.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
