- Proof of civil liability insurance ($2M) and as well insurance for your belongings prior to possession

- Confirmation from Hydro-Quebec for the account transfer prior to possession (we will discuss this point together on how to do the transfer)

- No Airbnb or similar short-term sublet will be considered as a repudiatory breach of the lease

- At the end of the term rented, the unit must be returned in the same condition as when rented: this includes all inclusions of the unit, as well as the condition of the floor.

- If at the end of the term the lease is not renewed, the tenant MUST honor ALL visit requests for all potential new tenants, for which 24 hours notice will be given.

- The tenant will be responsible for paying the fees due to the loss of any keys or any damage within the condo caused during the lease.

- The landlord will conduct periodic verifications throughout the year to ensure the property is well maintained and a notice of 24 hours will be given prior to the visit

- Paying any penalty due to their failure to comply with the by-laws of the building and conditions set above
