Charming cottage surrounded by a flowering garden with shady trees.
On the first floor, you will find a living room, dining room, and a third room that could serve as an office, as well as the kitchen, a small powder room, and a guest toilet. You enter the one-car garage from this floor as well. All the rooms feature a bay window and wooden floors. The wooden window frames create a cozy atmosphere and the high-efficiency fireplace (conformity certificate provided) will keep you extra warm during the coldest days of winter.
The spacious kitchen is equipped with a stove/oven, a microwave, a dishwasher, and a fridge-freezer. In front of the bay window, there is enough space for a small table to enjoy your morning joe.
The second floor features three bedrooms and a bath with a bathtub. The master bedroom has its own master bath with a shower and a walk-in closet. There are two storage closets on this level as well.
On the first floor you can exit the house through a patio door that leads you to a partly covered south-facing patio and on the northern face, you will find a cute wooden shed for your garden essentials.
In the basement, there is a huge finished room with windows that can be used as a family room or guest bedroom. The machine room with a forced air heating furnace has been finished and arranged as a workshop where you can indulge in your hobbies. A pantry on that floor allows you to keep your food fresh.
We have done a lot of work to improve the comfort of the house such as insulation of the roof and basement through Reno-climat, new windows, refurbishing the floors, and renovating the bathrooms.
The house is located in a sought-after neighborhood with lots of trees and our property features several fruit trees and bushes as well as the possibility to grow your own veggies and herbs. The Lakeshore Hospital as well as the Statcare walk-in clinic are at walking distance and there is a pretty park with sports fields and playgrounds, as well as an ice rink in winter just around the corner.
The Fairview Shopping Center, where you will access the REM (service to start as of 2025) is less than a km away, and at less than 2 km, there is Cedar Park station for the EXO trains. Several bus lines can be reached within minutes of walking. There is a commercial center with many shops nearby. The bike path can be accessed in proximity to the house from where you can safely bike to the East or the West of the island.
The house will be rented with all the light fixtures and optionally furnished or semi-furnished and with window coverings.
