SMOKING-FREE apartment located in the Montcalm district, one of the most beautiful and peaceful neighborhoods in Upper Town Quebec City. A 2-minute walk from major bus routes (800, 801, 807, etc.), a 3-minute walk from the Parc des Braves bike-sharing service, a 5-minute walk from the entrance to the Plains of Abraham, and a 15-minute walk from Cartier Avenue (a very popular shopping avenue in Quebec City).

The 1.5-room apartment is located in the basement of the building and measures 234 square feet (18' x 13') (not including the entrance, bathroom, or closet). Private bathroom with corner shower. Windows face south. Laminate wood floors throughout except in the bathroom and main entrance. In the main basement entrance, a washer, dryer, freezer, fire extinguisher, vacuum, and broom are provided free of charge.

The price is $650 per month (furnished, heated, and lit) and is available from July 1st to June 30th (12-month lease). A parent's signature is required. No pets or musical instruments are allowed.

The apartment is furnished (CANNOT BE RENTED WITHOUT FURNITURE). It includes a single bed, a dresser, a nightstand, a kitchen table, two chairs, a loveseat, a small refrigerator, and a stove. Bedding and towels are available for an additional fee.

Easy street parking is available in front of the building. Evening, overnight, and weekend parking does not require a parking permit. Furthermore, during the daytime, the maximum allowed parking is 90 minutes without a parking permit. At other times, you will need to obtain a parking permit from the City of Quebec for a fee of $150 per year per vehicle. During snow removal operations (when the lights are flashing), you will need to move your vehicle to the paid parking lots provided by the City of Quebec. No parking is permitted behind the building at any time.
