Owners’ comments

Spacious bright bungalow (CERTIFIED NOVOCLIMAT) with sash windows and built in 2012 located in St-Pacome, Kamouraska region, in a quiet residential area.

The ground floor include a large bedroom, a large bathroom complete with heated floor and laundry room including washer and dryer are included in the selling price.

The very functional kitchen, dining room and living room are open concept. All with a very fenestrated solarium overlooking the river and the mountains of Charlevoix. And what about the beautiful sunsets.

Appliances such as the JEN-AIR brand stove with oven, installed on a granite island, SAMSUNG refrigerator and BOSCH dishwasher are included in the selling price. Same for the ceiling lights. All doors and drawers in the kitchen have innotech dampers and slides. Quality canvas and curtains are included in the selling price.

A very large basement with separate entrance includes a large family room, cedar closet and bedroom with en-suite bathroom.

Another part of the basement can serve as a workshop for a handyman or be transformed in rooms. The space under the solarium of the ground floor can serve as a cold room or storage space. This space is already laid out and the metal shelves are an integral part of the house.

The 33700 square foot lot is mostly grassed. Other parts of the land are undergrowth with mature trees. The outdoor fireplace and cedar lawn chairs and the 8' x 10' shed are part of the sale price as is the lawn mower, and snow blower.

Other mentions. The water supply of the artesian well is regulated by a constant pressure pump which is a very serious advantage when equipped with a thermostatic shower which maintains the exact temperature of the water during the duration of the shower even if another water flow works. Another advantage of an artesian well is that you can water your lawn and plants responsibly and without exaggeration while municipalities often prohibit watering from the municipal aqueduct in times of drought. The house is equipped with heat recovery air exchanger as required by code 95 according NOVOCLIMAT house and air conditioning brand CARRIER. All heat appliance on the ground floor is of brand CONVECTAIR.

P.S. A functional wood stove MARINA 1952 BELANGER renovated (bill to support) can be used as heating in the case of power failure, following the worst, to ice. You can even cook in the oven or on the surface.

How to buy this property

Found your dream home? Here’s a summary of steps to follow to become a homeowner. For detailed information, click here:

Buy on DuProprio.com
Did you know?

Whether you purchase a property from a homeowner or from a broker, the steps involved and the legal implications are the same. You’ll see that buying without an intermediary has many advantages!

Can I afford to buy this property?

Prior to visiting a property, you should verify whether you have the means to purchase it by meeting with a financial advisor. Don’t forget, you must have enough money to cover both a down payment and the expenses related to the transaction (notary, property transfer duties, etc.).

Is this property right for me?

Consult the listing to determine whether the property features meet your needs. If necessary, communicate with the homeowner to obtain additional information. You may then make an appointment with the homeowner for a visit and prepare a list of questions to ask him.

Do I need to conduct a property inspection?

Verifying the condition of the property prior to purchasing it is a good precaution to take. In order to do so, you can hire a home inspector. He will intervene at a later date. Be prepared to add the inspection conditions to the offer to purchase.

How much should I offer?

Easily familiarize yourself with the market by visiting DuProprio.com and by verifying the price that comparable properties in the area have sold for. You’ll get a better idea of how much you should offer. You can also hire a licensed appraiser.

How do I proceed with an offer to purchase?

Have a discussion with the homeowner in order to come to an agreement on the price, the conditions of the sale and the possession date. You can then complete the offer to purchase form.

Thanks to DuProprio, the seller benefits from a legal assistance service and can ask their legal questions in order to properly complete the document.

The sale will be sealed with a notary, but until then, nothing prevents you from consulting a notary to write-up an offer to purchase. Once the deed of sale is drafted, you will be the new homeowner!
