Owners’ comments

Pretty chalet-house  habitable all year round with concrete flooring.

2 rooms on the ground floor are used as bedrooms. We accommodated a family of 6 sporadically on weekends on the ground floor only.

The basement is not finished, high ceilings anyway! The basement served as a reserve for firewood in winter (1 wood stove per floor) as well as a multifunctional playroom. The washer and dryer are in the basement.

As you will see in the photos, the workshop is always very popular with my sons, who often have fun doing projects there!

When we are not there for several days in winter, no problem, electric heating (baseboards) is installed throughout the house to prevent damage from frost.

We set the thermostats at 15-16 degrees C and it's nice when we come back to recharge our batteries!

PLUS:

  • Potential to expand from the inside (basement) Skeptical tank and purification fields as standard Very large plot of land (56,000 square feet) with a lot of diversity (forest, rest spots on the riverbank, fruit trees, as well as wild ornamental plants and flowers in the plant strip)
  • Very large patio with a view of the Etchemin River
  • WITHOUT HESITATION the most beautiful river frontage spot (in my opinion!) for miles around (due to a huge rock which is part of the terrain and which juts out into the middle of the river (look at the Pictures!)
  • Kitchen far from being breathtaking in terms of aesthetics, cook ladies or gentlemen, but oh so functional!
  • We have been parting ways with our 'chalet' for 3 years, we already have everything we need in our other home, so if as a first buyer you need appliances and furniture and all the necessary tools and gadgets to maintain a house, we have a lot of stuff to get rid of at a reasonable price!

The lessers:

  • Water not tested (non-drinkable indoor surface well). We always manage with our 18L water bottles that we fill in Sainte-Claire while passing the grocery store (we still shower with the well water and the washing goes well)
  • The 5G - 4G - 3G network does not fit into the chalet. You either need a signal booster or you use Wi-Fi calling (high-speed internet is cheap) like us while you are at the chalet.
  • If you are a 'freak' about the straightness of floors and walls, this chalet is not for you! No need to contact me, it's crooked, it's old, and that's what makes the place so charming! :)

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
