Owners’ comments

Bungalow in sought-after area for its affordable services and attractions, accessible to the major cities of Quebec and Lévis by about an hour by car. Quick takeover possible.  Vinyl clapboard decoration and paved parking upstairs.  View photos; these come with a more detailed description of the building, appearing at the bottom of each photo.

Everything on one floor, except a small step for the gallery or outdoor patio. Convenience combined with simplicity are two characteristics that offer the character of a quiet area and open a door to a jewel of nature; access to multiple services are listed below; an intimate relaxation area on a circular concrete floor lined with interblocks to the east, ideal for BBQ, relaxation chairs, etc., surrounded by an attractive terrace decorated with flowers in the summer, 2 parking spaces at the layout, one of which is heated under the rising sun, and the other is used for the basement (garage).

The building is on the corner of 8th Avenue and 13th Street. Panoramic view of the sunsets and pleasant place in summer for its refreshing west wind which arrives from the bottom of the hill. The house has its parking lot which overlooks 8th Avenue. A few trees complete the corner of the landscape: apple tree, cherry tree, maple, aspen and pine tree, as well as a few shrubs.

Heated basement/garage, converted into storage space for firewood, and covering the same area as the floor above. The garage comes with its own Hydro-Québec electric meter and the unit was renovated a few years ago. The garage has its parking lot which overlooks 13th Street. The garage comes with 2 surface wells.

The interior of the home is visited by the light of the rising sun (patio door) and illuminated by all its lights as the sun tilts to the west. On gray days, the good taste of the structures promotes the joy of living. The kitchen is designed to maximize the potential for meal work in a limited space. The floor coverings, redone shortly, enhance the harmony of the whole for the comfort of this single-family home, reserving time for leisure and appreciation of life.

Peaceful residential area, suitable for all enthusiasts seeking a haven of peace and ideal place for the handyman mechanic with electrical potential at hand. Elementary and secondary schools, Internet services, grocery store, Desjardins cashier, car maintenance, leisure center, snowmobile trail, bicycle trail (15 km), collective garden, pharmacy, bar-restaurant Lodge spa, high-end cooked meals including pizzas cooked in a wood-fired oven, snack bar, hardware store, post office, municipal complex with family daycare service a few minutes away.

In addition nearby: CLSC with medical on-call service 24/24 and 7/7, summer creamery, bakery-pastry shop, restaurant-pizzaria, microbrewery and dentistry; the center of the town of Montmagny, a 25-minute drive away with its Hospital, is sometimes essential; moreover, by crisscrossing the edge of the river, you will find access to descents into the water, allowing you to practice your favorite sport and choose your relaxation in these river areas.

Massif du Sud ski resort 15 minutes away; for non-ski seasons, you will have varied services at its park; due to its location in the heart of the Appalachian Park, other regional parks await you. Wind turbines in constant work, you will find reasons to simply escape by picnicking at one of the many lookout points. The villages perched here and there, sometimes flanked at the bottom, sometimes located at the top, make this region a must for relaxation in the great outdoors.

Elementary school on 13th Street, nearby less than 500 feet; also Saint-Paul secondary school. The municipality has no shortage of activities and attractions with its leisure center and children are well received with recent renovations to improve school services.

Be amazed by the active life linked to simplicity, enhancing the multiple attractions offered in this area.  (Google Courtesy Translation)

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
