Charming condo overlooking a marsh, turnkey, completely renovated in 2017, offering 3 bedrooms and 2 full bathrooms in a quiet and enchanting area 5 minutes walk from Cantons Beach (notarized access).
This condo is very well located in Magog, you are 10 minutes from Mont-Orford park and the Eastern Townships highway, Located 5 minutes from a bike path, hiking trails, from the Marais de la rivière aux Cerises, from downtown Magog, from the golf course.
1st floor: Large open concept living room with view of a pretty marsh, wood fireplace, wall-mounted air conditioning and cherry slat flooring. Separate dining room with a view of the marsh including a large patio door that opens onto the terrace. Kitchen with quartz countertop open to the dining room, ceramic floor. Large windows throughout, very bright condo. One bedroom with cherry wood slats, full bathroom with washer and dryer section.
On the 2nd floor, the large master bedroom has a terrace with 2 wardrobes, a guest bedroom and the large bathroom, with freestanding bath and separate shower. You still find this view of the marsh.
A 5 x 8 foot outdoor shed was recently added to facilitate storage.

There are 2 easements including access to Cantons beach on foot, approximately 5 minutes and one on the Southière beach side.
