The 2329 and 2331 chemin du Parc, in Orford QC
This historic (cited) building, dating back to 1868, has always been at the very heart of Cherry River (Orford). It has been post office, general store, dance hall, restaurant, etc.
We are at the entrance to parc national du Mont-Orford, attracting yearly over 500,000 day-visitors. In the hotel & business zone, we are between Manoir des Sables and Estrimont hotels, along the Magog-Mont Orford bicycle trail as well as on the sidewalk that brings residents, visitors and tourists all year long.
On the corner of Bice and du Parc, this building is directly across the parc de la Rivière-aux-Cerises, home of the future Community Centre and popular meeting place for families, sports and music enthusiasts. The beautiful summertime sunsets on mount Orford are much appreciated from the three attractive covered porches (1000 sq. ft.), seating some 40 people.
The main level (close to 1000 sq. ft), has 2 front doors: one to the main room, the other to the secondary one. It features hard wood floors, original wainscoting, numerous windows with old-style mullions, unobtrusive central heating, abundance of electric outlets. The 3 other rooms are smaller: One is central (office), one in the back (off main room) and another at the exit by storage and washrooms.
The basement features 300 sqare feet of storage, stone walls and cement floor. Also forced air furnace, 40-gallon water heater, 220-W breaker panel, heat detector and sprinklers.
Exiting from the rear, there is a covered porch, handy for deliveries. This leads to a discreet rear lawn terrace, bordered by hedges and leading to the rear parking lot. Spotlights and lanterns light up the place. Off to the side, stairs lead to the generous upper porch.
The upper level is zoned commercial and\or residential. The entrance leads into a 18 by 19 feet loft. Except for the bathroom, all floors are hardwood. The loft serves as office, dining room and\or living room. The adjoining modern kitchen features a window with a stunning view of mount Orford and a long counter and storage space. Two rooms are adjacent to the kitchen: a smaller (view of side terrace) and a larger (view of balcony), the second of which leads to the bath & laundry room (view of side terrace).
Front and back lots provide 14 parking spaces. Also, 3 lawn terraces totalling 1600 sq. ft. provide relaxation with mature trees, lilacs, perennial gardens and cedar hedges. The 2 smaller ones are used to access the lower and upper rear entrances. The largest (side) terrace is useful for festivities, outdoor activities, social events, etc.
