Charming cottage located in the wooded hills of the Fairview district of Lennoxville. Sector of choice where the beauty of the built heritage and the urban landscape is undeniable. All local services such as grocery store, pharmacy, restaurants, bank, post office, library or hairdressing salon (among others) are accessible on foot or by bike. By car, you are three minutes from Bishop's University, more or less ten minutes from Carrefour de l'Estrie, the University of Sherbrooke, Jacques-Cartier Park or downtown Sherbrooke.

Built in the 1940s, this house has been completely renovated - almost! - between 2017 and 2022. A cabinetmaker oversaw the work from A to Z and the initial plans - for the renovation - were carried out by an architect. The floor is all natural black walnut, with no change in level from room to room (ceramic in the bathrooms). The divisions have been redesigned and redesigned, in order to offer large living spaces that are pleasant, open and bright.

A large veranda at the front of the house offers a beautiful view of Charles-Lennox Street, as well as the Saint-François River valley, looking east. The morning coffee is very pleasant! On the south facade, a large wooden terrace measuring 12 x 24 was built in 2017. A pergola with openwork partitions and an integrated irrigation system allows you to hang numerous planters (lush and airy vegetation) to give a Louisiana feel to this property, which was greatly inspired by them.

The second floor was added between 2017 and 2019. The latter includes a large room that could be used either as a master bedroom or as a children's bedroom. A bathroom and beautiful large closets are attached.

Flat but important technical details: the electrical and plumbing have been almost completely refurbished.

In the last year, a number of important works have been completed. The bathroom on the ground floor has been completely redone (the bathroom upstairs was built in 2019). The asphalt shingle cover (double gray) was redone in fall 2021. Three skylights were placed in the roof at the same time and the effect is striking. Everything was done according to the rules of the art, in order to avoid any water infiltration in the future. The staircase between the ground floor and the second floor, a truly unique sculpture of its kind, designed and manufactured in Germany, was created last winter. This one is made of solid black walnut and the bars are made of genuine copper. This fall, all the windows in the house have been changed and exterior frames, made of black aluminum, have been added. The family room or office, in the basement, has been renovated over the last two years. Also, brand-new heat pump and central vacuum that's about five years old.

All the woodwork (baseboards and window and door frames) is made of cherry (dating from the time the house was built) and pine (added during recent renovations). No MDF in this house!

The terrain, on the other hand, is vast (for city land) and surrounded by mature trees (fir, thuja, oak, maple and others). The big white pine tree at the back is 100 years old. Parking at the front of the house can accommodate between two and four cars. There is also a space under the terrace that extends parking and allows a small car to park there. Please note that this carport has been designed to be waterproof. A garage, in the house, also offers an additional parking space. At the back, a medium-sized shed, as well as an insulated chicken coop, with adjoining aviary, can accommodate up to five hens (according to the regulations of the city of Sherbrooke).
